Wanted to double check historic status.
119 first st, old Janine's coffee shop, non-contributing to 1978 Warehouse District Designation
121 first st, old Martin Patrick3/ Arrow, contributing,
123 first st, block garage, non-contributing
125 first st, contributing- includes the metal foundry shed built in 1915 and shed addition in 1920. Period of significance is 1865-1930.

Does this parking lot sale include these properties? It's the lot behind these buildings - and the builder mentions lots totaling an acre.

Just so no one jumps to conclusions without clicking the MSP BizJournal link,
A group of investors led by a developer of Walgreens stores has paid $7.4 million for a one-acre North Loop parking lot and is planning a 150-unit apartment building above retail space.
This would be the 6-story apartment building referenced at the top of this thread.
The developer, Foundry Development, plans to demolish three existing buildings, renovate two
buildings (including the historic foundry building), and construct a two-story retail and
recreation building and a six-story 150-unit mixed-use residential building, with street-level
parking areas and two levels of underground parking. The total projected development cost is $49,285,533.

Actually a little surprised by how much I like this. It keeps and restores the front 60% of the building I was concerned about (121 1st St), and although it's pretty big in comparison to the contributing buildings, it's not wildly out of scale.

The 1st St building looks pretty nice. The 2nd St one could be more creative.

Woah. I like this layout. The lobby in the center of the block? That's gotta be a first for Minneapolis, right?

Also, holy retail batman. The 2nd St apartments look pretty much exact to what they're doing with Nordhaus. Even that brick layout with the vertical bands of brick to break up the horizontal bands.

All in all, I'm really excited.

Really like the site plan of this. The 2nd Street facade is a little monolithic.

Never mind the brick comment I made. The Nordhaus brick is horizontal bands then the ends of the bricks facing out.

In brick terms, Nordhaus is stretcher then 1 rowlock band. This would be stretcher then 2 solider bands.

I was very curious to see how they would handle the Roe Wolfe building and intergrating it with the development, gotta say I really like how everything looks.

I think the 2nd street side only looks monotonous at first and especially due to the rendering. It seems to have high quality materials, looks very slick with inset balconies, and is kind of a modern nod to the surrounding warehouse structures.

The 1st street side is fantastic. I like how the modern looks with the historic buildings. I wish this was already up.
