If this were a high street location that was dying for retail space, I might be more convinced that this would be a good model.

One benefit of a full cap in this location would be the opportunity to link up Oak Grove Street & E 17th St.

If the cap coincided with redevelopment of the Ace Hardware area, it could also allow a connection from Lasalle to 18th. Maybe even all the way to Clifton Ave, though there isn't much of a point to that.

I worked on a student group project on a retail cap here way back in Spring 2012. Good times. Here we are 5 years later and not much has changed regarding any of this vacant land (or the streetcar progress, ha!)

Site Excavation began in the last weeks or so for anyone who hasn't been in the area, this is on it's way!
