This will be the "before" shot when the air to the right is filled in.

Would be acceptable by the airport. Or Mall of America...

There's a lot of buildings down by the mall that would fit better downtown too. Don't really get the comparison.
I will admit that I was wrong about this building. The base is absolute trash.

Opus really needs to address its addiction to precast concrete.
Re: Ritz Residences - 365 Nicollet Mall (334' - 30 stories)
It's definitely not great, but a view from this angle is probably the least flattering one possible. It's going to have a much more transparent street level presence. (Fingers crossed)
Re: Ritz Residences - 365 Nicollet Mall (334' - 30 stories)
This building puts a nice wall up in front of the formerly nice skyline view from the Whole Foods.
Re: Ritz Residences - 365 Nicollet Mall (334' - 30 stories)
I think it'll be okay. In my experience, at least, I don't ever really look up at the Nic on Fifth's precast podium now that the corners are filled with HopCat and Starbucks. It's definitely not great, but a view from this angle is probably the least flattering one possible. It's going to have a much more transparent street level presence. (Fingers crossed)

Here's a shot from the deck at 222 Hennepin. And the empty Gateway Tower lot of course.

Nice photo, bad parking lot.
Re: Ritz Residences - 365 Nicollet Mall (334' - 30 stories)
Are they in the mid 20's? Only 5-6 to go?
Re: Ritz Residences - 365 Nicollet Mall (334' - 30 stories)
Looks like they've installed some lights on some of the balcony platforms. It'll be interesting how it looks when complete.
Re: Ritz Residences - 365 Nicollet Mall (334' - 30 stories)
Maybe one more floor? this has to be close to topping out. On the Cam I can see another floor segment waiting to be places, but maybe that's for the roof?

What cam?
Also, side note, why the hell did have to vary from white to grey to BLACK precast? All white would have looked just fine. Or something not on the grey scale. Walking from the river up Nicollet, I can't wait to see the black precast covered up. It's worse than the parking podium in a lot of ways. Still don't think this is the most offensive design, but they really didn't have to do that to the building.

I transfer buses in this part of downtown and I will say the wall of glass facing the river looks pretty sharp. I give the podium a big fat "meh" but all-in-all the building looks better than I anticipated.

Are you sure they didn't do a Ctrl+C and Ctrl+V with the Nic on 5th?

I could say that for every building. Even our city hall. Are you sure they didn't do a Ctrl+C and Ctrl+V with the Nic on 5th?

Other than the godawful parking podium this thing looks really quite good. It's curious why some firms are able to wrap parking podium while others aren't.
The city council really needs to find a way to prevent ramps from facing the street at any level not just at street level. Or at least require them to be indistinguishable from the rest of the building.

Re: Ritz Residences - 365 Nicollet Mall (334' - 30 stories)
The ground level is all glass and either lobby or retail, which is fantastic, and double height at the Nicollet Street lobby entrance, which is doubly nice. The bad part of the podium is that it contains parking. I don't quite understand why the wrap is broken up on the Marquette end, but I'm not terribly bent out of shape over the design of it. Pedestrians will mostly either look at the tower or the ground level, and the podium will not draw the eye, whether you're next to it or across the street.
Just hoping this leases fast and they get a quick start on the second tower, because the one really ugly part of this building is its interior block wall.
