One last observation as I look at this CURA report one more time - looks like about 80 percent of the census tracts where they report gentrification saw poverty rates increase since 2000.
Not to beat a dead horse but it just seems very clear that what we're seeing is income effects, probably citywide in scope.

But doesn’t demolishing a house in an exclusive neighborhood that would have been a place well-off residents aspire to live in, near downtown, to build a guest house for occasional visitors, just end up displacing the residents that would have live there into adjacent neighborhoods?
Did activists who protest losing houses for apartments get active to try and stop losing this house that became ... not-housing?
