Re: Southdale Area Development - Edina
Which other suburbs, and where in them, would accept 26-story/20-story towers?
Bloomington near South Loop, out of the runway limits...? Normandale Lakes?
The Shelard part of Saint Louis Park might have. But no where else in the city, IMO. 14 stories by the Wooddale Station got shut down hard. West End is near capacity for water use. I thought maybe some of the sites directly near the Beltline Station could be a close demographic fit but anywhere too close Excelsior and Grand will run into huge opposition if the Bridgewater buzzsaw is any hint.

The Micro Center site in SLP is a good place for mid-rises, but I am guessing towers of that size will get shot down hard. Yes, several places in Minneapolis would work fine.

Re: Southdale Area Development - Edina
Yeah, I hear this site is p good for a tower, maybe Ackerberg is willing to sell.
In all seriousness, there are actually very *few* sites, even within Minneapolis, where something like the dual tower or single taller tower proposed in Edina would receive little to no pushback. Alatus and Doran are finding that out just outside the core NE. And it's all kind of sad because Things Are Actually Fine when you put 7+ story buildings in a 2-3 story zone. Edina would have been fine. Those neighbors would have been fine.
Also, the article does note this:

Bernardi said some sort of new development will go up on the site, perhaps workforce housing, a medical building or even retail.

Re: Southdale Area Development - Edina
The article goes on to say that the revised development "in another city" would be a single tower, slightly taller to make up for the lost units of the 2nd tower. Total development costs would be a bit lower ($200M instead of $250M). It also says they apparently have a site under contract. I don't see how this "other city" could be anywhere other than St. Louis Park or Minneapolis. And if Minneapolis, I assume it is downtown.Shopping other sites- may have agreement in another city

I freaking love this because its kind of like "hey, we are literally taking our money somewhere else and waving it in your face."
It's a slight victory to me.

The old Eclipse site really would be a pretty awesome location for this. Does anyone know who currently owns that lot? Is it still Shamrock?

Re: Southdale Area Development - Edina
The northern portion of the block (grassy area) is owned by 21st Century Bank & the southern portion (surface lot) is owned by Dolphin Staffing, according to the Hennepin County Property map. I agree this site would be really great. But as I said upthread - I'm not sure downtown is where this will go. Seems like it'd have to be outside the city center to appease the clientele they were going after in Edina. Fences are now up around the old Best Buy with Doran signs on the fences. Looks like this one is finally a go.Envi is still happening, but I heard they have to go back to Council for a minor revision.

Re: Retail building (SW corner of 70th & France)
- demo and building permits pulled
- current gas station is no longer in service
- same developers as NW corner retail; will look similar
Re: Restoration Hardware (NE corner 69th & France)
- rerouting of utility lines under the water tower to accommodate new building underway
- plans to build a new water engineering facility just north of the water tower

I used to stop in the gas station at the SW corner of 70th/France for years, they were supposed to close last year for the retail development. I wished they could relocate the entrance off 70th and onto Sandell.

Southdale Area Development - Edina
15 story proposed residential tower proposed to replace Guitar Center on Hazelton, right on the Promenade.

After the Estelle had a poor reception, I have no hope for this. It’s a pretty nice idea.
If this goes through, how much longer will the underused USBank on France Ave last?

Yeah but the land between York and France is decidedly different that the land west of France, which transitions very fast to single fam. This wouldn't be too different from the Westin building or many of the office towers further south. I've always had high hopes that continued infill like this, coupled with real transit access to other regional centers, might make a for some real walkability.. but unfortunately most of the recent development still feels pretty ped-hostile, even if Edina is trying their best to calm streets and have good ped infrastructure.

Re: Southdale Area Development - Edina
There’s long been a lot of chatter among Nextdoor complainers that the Westin tower has always been a mistake.
Interestingly, this is right over the Target loading docks. When the Target was rebuilt here the city actually asked Target to build housing above it, along the Promenade. Back then, Target resisted saying they didn’t think there would be anyone willing to live next to the noise of loading/unloading at the late/early hours that Target gets deliveries. Now it looks like the market is saying luxury apartments by Target loading docks is no big deal.

France Ave seems to be a hard line for the small minority of residents of the area who are opposing all reasonable land uses on the west side. I don't think 15 stories east of France will be vigorously opposed.15 story proposed residential tower proposed to replace Guitar Center on Hazelton, right on the Promenade.
