I agree, imagine the site of the two across the street from each other as you cross the Hennepin Ave Bridge! I wonder if part of this has to do with crime within the area? It seems however, that as these projects are built the area is becoming more secure. I imagine Opus may still be up to something as well, but how many more concrete panels do we need?I think I'm a bit more frustrated that Eclipse hasn't been resurrected. If this project drops the ball on demand, that's an easy pickup for Stanton (or another group) that gets rid of another vacant lot along Hennepin.

If crime wasn't a deterrent for the Four Seasons, 33 "exclusive" condos, and everything going up a block away on Nicollet, it's a bad justification for that lot as well.

Man this is a bad take. You're literally kitty corner from a Whole Foods and the most well off neighborhoods in Minneapolis.
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
Note that Jim Stanton himself has died, and it appears that Shamrock was set up in such a way that he was personally financing crucial parts of the projects. Which was good, in that they kept building condos over the past decade when no one else would or could, but bad, in that it all screeched to a halt when he died. They had to do some creative financing to even keep the Legacy going, and it's unclear whether they'll still be a going concern after it's complete.
What that means for their undeveloped property holdings, I'm not sure. I do agree, though, that when whatever developer is is considering whether to build condos on that lot, "The front door of the Four Seasons is across the street" is likely to outweigh "some local residents are pretty sure it's 1970s NYC out there".

If memory serves, the Eclipse project was also a more complicated partnership than the rest of Stanton's projects. He never owned the land -- pretty sure the 21st Century Bank still controls the site.

Yeah, I don't think it would be Shamrock, or a literal resurrection of the Eclipse plans. But it seems like a pretty obvious move for someone else once this project is under construction.

Yep, looks like MNdible is right. I guess I thought Shamrock had bought those lots.

This area does have some crime issues despite these buildings there was a shooting at Nicollet and 3rd in September before 10pm at the foot of this proposed building.

You can also see a visual map of crime through the link below. Most of the crime start around Hennepin and 4th St. However, you can see there are a number of robberies and etc in the area.

Condo-level view video of a screen recorded Flyover view. I tried doing a voiceover. Just mute if my voice is annoying. Maybe someday I’ll have interesting things to say.

This image makes it look way better than some of the others we've seen. I'm okay with it.

Looking through all the renderings, the building is looking much better. That first floor is an absolute mess though. Also hey! 513'!
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
It's not terrible. I like how the lobby is oriented toward the plaza. If done right it might be a nice connection between the Skyways and Nicollet Mall.

I have completely changed my mind, this looks pretty fantastic.

WHY is it so disjointed? What am I supposed to be looking at? There's no sense to this. Why is it floating? This thing is all sorts of strange, and not in the good ways..

The city's new 8th tallest tower is looking better and better. It's reminding me of LaSalle Plaza or 50 South 6th. Also cool to see what looks like a curb separated bikeway on Hennepin on the site plans. Probably a good sign that it is being planned for.

Also, why would they place a garage entrance on the most prominent corner. They're really missing an opportunity to do something great there.
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
There must be some mistake, where is the parking podium?
Re: United Properties / Four Seasons "Gateway" Project (Nicollet Hotel Block)
Where else were they going to put it? This site has the challenge of sitting on arguably the three most prominent streets in the city; Hennepin, Washington and Nicollet. Third is really the only feasible spot given the circumstancesAgree.WHY is it so disjointed? What am I supposed to be looking at? There's no sense to this. Why is it floating?
