If I remember correctly, the only place they could do a lid over 35 in this vicinity is south of Washington. There's not enough elevation to the north of Washington unless you get up past University.

The idea of freeway lids keeps popping up on this forum. I understand the desire for connection, but there are still many acres of underutilized land downtown, and there are gaping infrastructure needs everywhere. Juxtaposing the square footage cost of space on top of a freeway cap to these facts, it’s awfully hard to argue that the expenditure for a freeway cap makes economic sense, and we shouldn’t expect to see one anytime soon. It might be feasible, however, to make the Washington Ave bridge over 35W much more friendly to pedestrians and cyclists.

Would it be too inflammatory to suggest a 900 ft tall freeway lid? :D That could get two birds with one stone, a lid and a new tallest hahah

The lid site would be pretty close to these buildings. I would rather see buildings built on either side of the Nicollet Ave bridge over 94 first. I think the 35W lid would depend on the U of M. If they decided to expand toward Downtown and made a push for the lid with partners it may happen. I'm not aware of that currently happening however. Doesn't the greater density in the blocks surrounding the potential lid site help however?

completely agree. Completing the bike lanes down Washington Ave. and adding BRT line down Washington Ave would be great reaslistic improvements. Plus building a bus stop or pocket park between the freeway and the off ramps right next to the sidewalk would be another nice improvement to help it be a bit more walking friendly.

how about a 900 space parking ramp? Maybe naming rights could go to Walmart too! :lol: Go Vikes! But seriously a B Ramp like structure that had a nice pedestrian walkway that was sheltered, had security/emergency buttons, and perhaps a touch of retail like a coffee shop or a bagel joint. wouldn't be worse...

well, sure it's not ideal but it could free up other usable space downtown to decrease parking sizes like the ABC ramps on the east side of downtown does. That way we get even more beautiful dense towers like the Eleven.

Washington Avenue bridge over 35W is a real POS, if I remember correctly. When is that set to be replaced? Would be nice if they just expanded the bridge on each side of the road to include green space.

Is there anyway to confirm that people are buying these units to live in as opposed to money storage. While I don’t think this is necessarily that case, it’s still a concern in the back of my mind.

Now, can they revisit the Alia condo plans? Obviously too late but it makes you wonder. Hopefully once these are absorbed, a new 40+ tower will be proposed somewhere downtown.

Point taken, but we are soooooo far from that being an issue here. If a bunch of these units got bought up by foreign investors, resulting in there being unmet demand from rich locals, wouldn't that just increase the likelihood of another condo tower happening? Which we have very little of? There's no problem here.

Also it should surprise no one that the folks that can afford Eleven often own multiple residences. People at this level of wealth don't live in one place all year (especially in MN, I would assume)

There are also a lot of other factors at play, especially in Vancouver, that we will never see in the Twin Cities.

One thing to think about with worrying about investors is that it doesnt appear that condos appreciate in value as much here as in places like NY or Vancouver. Foreign investors snatched up a lot of property in NYC because it was in a market with fast appreciation in values. Correct me if I am wrong, but I don't see that here. So investors would be better off putting their money to work in the market or real estate in better cities to grow their money. I think the type of investor that will buy units in this tower are ones that will then rent them out. And who knows if this project has rules against the amount of rental units allowed.

Yes we definitely haven't seen the insane amounts of appreciation that some of the other cities around the world have. But, Minneapolis and the Twin Cities market is widely seen as very strong. That's why you've seen foreign companies buying up some of our most iconic office buildings. Wouldn't doubt if they saw new high-end condos as a similarly good investment.
