I think the DECC kills a lot of the potential further into the harbor. I remember going 5th Ave + Harbor Dr (around DECC) to get between downtown and Canal Park and it was a surprisingly awful walk despite being along waterfront. https://goo.gl/maps/4oHS48nJsk5MvN9v6

Duluth has been getting a lot of Strib attention, for which I’m extremely grateful.

They published this story about a developer with a few project in their queue, including a new 98 unit apartment near the north end of 35 overlooking Lake Superior.

As Duluth is a jumping off point for Lutsen -- and the SHT passes through Duluth -- I figured this was a fitting thread for this. It's not everyday we see a ski resort expansion plan in MN, and responses to it. Interested to see how this works out.

The Pastoret Terrace and neighboring Paul Robeson Ballroom building — formerly home to the Kozy Bar and apartments — will be spared the wrecking ball. At least for now.

State District Court Judge Eric Hylden granted a request for temporary injunction Monday morning, blocking the city of Duluth from proceeding with its plans to demolish the structures, as a suit seeking to preserve the buildings awaits consideration.

The case pits the building's former owner, Dr. Eric Ringsred, and a local organization called Respect Starts Here against the city of Duluth and the Duluth Economic Development Authority.
Does anyone have an updated about this? I believe the demo was blocked again last year...

I recently stayed at the Park Point Marina Hotel and found myself wondering once again why there has not been more development on the Duluth harbor front. The Lakeshore hotels manage to stay busy well beyond the summer high season. The one new development on the west end of the harbor is the nicely done Pier B Resort, which made good use of one of the slips adjacent to it. There are other plots of land on the harbor that beg for more hotel/resort space or multi family residential space. The same quandary rises with the waterfront at Two Harbors. With the high multi-season tourist volume on the North Shore, it seems that a nice resort on the waterfront of a protected harbor with lake freighters coming and going could be a winner.
Totally agree about more development being great along the harbor front. And downtown Duluth as well. Lots of surface lots. Great potential for conversion of some of the older office buildings into hotels/apartments.

Duluth Superior Street Reconstruction

Wondering if anyone lives up in Duluth or made it up there this year. Thoughts on the Superior Street reconstruction? I know it's not yet complete. Appearance? Etc. Thanks.

Developer plans to turn Duluth's Historic Old Central High School to apartments
Laverty said the company's plans would transform the building into 120 to 140 housing units for a mix of market-rate and income-restricted renters. He added that Saturday Properties' plans would leave the outside of the structure largely untouched and maintain some of the former school feel inside. The atrium where the Duluth school board holds meetings might be turned into a common area.
Hope they can pull this off.

Yes, fingers crossed on this one. It's such a beautiful, prominent building. I worry about it, because while it may superficially resemble the Minneapolis City Hall, a building we're probably more familiar with, it's got some key differences. Especially relevant to long-term preservation, while Minneapolis City Hall is made out of a rugged granite stone, Old Central is made out of a much softer sandstone that is susceptible to moisture and erosion. Even in the featured image from the Strib, you can see efflorescence marking the stonework around the entrance.
