Construction on the new building won't be starting until Spring 2023, according to this Interim Use Permit application headed to the BIHZ Committee today.

The parking spaces under the building are currently acceptable, since they're inside the footprint and thus considered enclosed parking despite not being enclosed. However, when they remove the building, the parking spots will become a surface lot, which is not permitted in the downtown zoning district, hence the need for an IUP.

Well, Who wants to bet that this becomes another somewhat interesting possibly semi historic building that gets torn down and then ends up sitting an empty lot for a long time. I mean I would think if not the planned building some thing will come along pretty quick but who knows. I just hate when they tear things down when construction is not about to start… like the Minneapolis athletic club in Northeast.

This site is now cleared down to the ground. Makes the whole intersection of Hennepin/Washington look weird. I sure hope they get financing or whatnot squared away to ensure a spring 2023 groundbreaking and not an indefinite empty lot.

Am I forgetting a reason that this was entirely predictable?

I mean, it was probably predictable that there were too many big apartment projects opening up downtown all at the same time, but I'm not at all sure that anybody would have guessed that we'd have the unique economic and social circumstances of the last six years.

I think I was skeptical about demolishing this building? But regardless, developers don't like to sit on empty land and pay taxes. They buy it so they can develop it -- it's literally in their names, and it's how they make money. So I'm sure they're just as disappointed by this outcome as we are.

A lot of moving parts, etc, but it's a little weird that this is happening right as apartment construction seems to be starting again. No downtown towers, of course, but there's a couple midsize buildings that have broken ground in Northeast in the past month or two.

Yeah, the other complicating factor here is that the original development plan shared some of the infrastructure (parking access, IIRC) with the first phase of the project, so it will be harder for a non-affiliated entity to get the same efficiencies.

Fair point but also risk profile from an investors POV of a downtown 27' story building in a B+ location is different than what you'll see in midsize Northeast building

Seems the Metropolitan building site sat vacant for a few decades after we tore it down too because most people at the time thought the architectural style was ugly and not worth of preservation and anyone that wanted to save it was kind of looked at crazy obstructionists like the people that wanted to save this building or the Minnesota Church Center.
