It sounds to me like the "entertainment" function would probably have to happen within the existing Sears bulding, based on the short timeline that is mentioned for getting it up and running. Honestly, this is a low-intensity, low-effort re-use of what is currently a low-value property. The best long-term use for this site is a high-intensity and high-density redevelopment. If serious bids for a full redevelopment are not materializing at the present time, then fine, something like this could work as a bridge for the current building, but this is not a realistic long-term use for this space.

Their idea sounds like it would be good for a vacant anchor in a dead mall until the whole thing is closed. Kind of like a Spirit of Halloween situation. But not to redevelop the Sears building into this and stop better redevelopment efforts.

I hope nothing is built here until a really great proposal is put together. It should be great architecture to compliment the government complex. There have been some renderings a few years ago that felt like a field of 501s… I hate to see the “minimum” being proposed when it should be much higher profile.

This parcel would uniquely benefit from either a freeway cap or better yet the Twin Cities Boulevard type situation. A very high density development here with attractions and amenities to tie in the underutilized Capitol complex would be ideal.

Oddly, the eastern terminus of 'Twin Cities Blvd' (and presumed transition point back to the existing freeway) is Marion St, or just before reaching this property. It would still be ideal to cap the 94/35E commons between Marion and Jackson. Frankly, I'd prioritize capping the freeways in/around both downtowns before something like Twin Cities Blvd.
