Brian Ingram is bringing a Hope Breakfast Bar and an Italian restaurant and market to NLG. I assume these will both be on the "ground"/5th St viaduct level.

Even for the North Loop, their prices are far too high. When I can get a 2 bedroom 2 bathroom down one block for $2011 a month, and their lowest 2 bedroom is $3350, no wonder why they still have so many units available for lease.Found a leasing website for the apartment tower, called North Loop Green 360: https://nlg360.com/

That leasing news may bode well for Hines's next spec office project at 900 Marquette, which won't start without at least one major tenant lined up. But I won't be holding my breath on that...I think it will linger for several years and eventually get canceled in favor of a residential project on the site. I think Mortenson's Washington Yards project, including the added office building, is going to happen first and will capture any tenants looking at 900 Marquette.

Anyone here on the forum been able to walk around this project to give a review of how it fits into the site? I convinced my buddy to drive around it last night after having dinner at a nearby restaurant. I was a bit surprised about how easy it was to drive all around it from Dock Street up to 3rd Avenue N. and 5th Street N. The front driveway off the 5th St. bridge seemed more car-oriented than I was hoping for, for example. So, curious to know whether it feels very urban when on foot...
