Having been in that building I would agree that it would have been hard to find a tenant to sublease the space. It was laid out really odd. It seemed much smaller on the inside than one would have thought.

Fun fact - just south of this site, Dell Road is still a gravel/dirt road as it travels down the river bluff. It makes for a harrowing drive if you accidentally end up on it in the winter.

Maybe they should make it safer to cross the street there given that it is right by a future light rail station.on occasion, the parking lot has filled. City staff say customers have been observed parking at adjacent private properties and crossing Technology Drive, causing safety concerns for both pedestrians and motorists

Nice article on the “town center” of Eden Prairie. Noteworthy that the city planner mentioned the long-held vision of a downtown district next to the LRT stop. Additionally, JCPenney is eventually going to be replaced with non-commercial uses - the city seems impatient with JCPenney’s existence at the mall which is funny to me.

EP Local News article on Eden Prairie's preparations for light rail service and beyond. Really a mixed bag, in my opinion. Some really good things and some disappointing things.
- Multi-use path and streetscape improvements to W 70th St. and Shady Oak road by the Golden Triangle station; fills a trail gap in this area.
- City West pedestrian connection to nearby apartments - would allow walking access for 374 apartment units
- Bike racks, landscaping, and wayfinding at Golden Triangle and Town Center stations
- $5.245 million for construction of missing links in the city's sidewalk and multi-use path system
- Roadway & interchange "improvements" to handle increased traffic - $25 million for Hwy 169 & Valley View Road interchange and $1.5 for additional turn lanes at Valley View and Shady Oak roads.
- New fire station (potentially)
It also mentions some TOD in the Golden Triangle Area which has been very underwhelming so far. There is so much underutilized space there, and unfortunately many of the nearby warehouses and offices are recently remodeled or constructed so actually useful TOD won't be built for many years. Southwest Station and Town Center are both decent but the other two EP stations have not gotten much attention or investment as the city continues to approve every project that comes their way, even if it doesn't align with their comprehensive plan. The city government needs to get a bit more aggressive with promoting density in the Golden Triangle.

Did we route SWLRT on that long detour through the Golden Triangle because of the huge amount of living wage jobs in offices and industry there, or because we envisioned replacing all those jobs with 5 over 1 mixed use with mininum wage burger flipping and store clerk jobs on the ground floor retail?

I like the idea of having strong nodes with a range of uses around each station as opposed to a singular draw. And if the office buildings and warehouses are sitting empty, and the market wants redevelopment, maybe it's a good idea.

It's a mix of both. There have been some pretty interesting ideas to turn the area immediately around the station into an urban node (which is outlined in the city's 2040 plan IIRC), and have bus routes feeding to and from the station and offices/industry in the greater area.
