A grocery store might be coming back to the former Oxendale's location soon. From a Port Authority agenda:

"McGough has since engaged JLL to market the space to prospective grocery tenants. After approximately a year of
marketing the space, the main interested parties were local destination cultural grocers that cater to communities
metro-wide, not just in the South Loop. These destination grocers’ operating models include a quick service
restaurant within the space to help drive traffic. [...] After courting a number of local
destination grocers with quick service restaurants, McGough recently signed a letter of intent with a local grocer
based upon the terms brought before the Commission in this report."

The next phase of the "American Square" development is kicking off following the completion of Ardor on the Bluffs. 4 stories/81 senior units on top of two stories of underground parking with a surface lot in front at 6 Appletree Square. This is different from the workforce housing and ramp that was previously proposed here. Kind of disappointing looking back at the documents as a third building was proposed back in 2020 with a ground-floor grocery component to replace the existing parking ramp at 3601 American Blvd, but the property owner wouldn't cooperate. That's got to be the most half-baked development proposal I've ever seen. Like, I've seen submittals for new residential garages with more thought than that.

It doesn't seem to acknowledge the crazy retaining wall that's existing, nor does the building's siting do anything to respond to the best thing the location has going for it, the potential view out into the river valley.

Meanwhile, rather than actually thinking about what a lobby/commons/amenity might want to be, they've just changed the color of some of the apartments on the floor plan that they copy and pasted to all levels.
