The Doran project is well into the concrete work, and the 1980s office next door has been bought by Buhl for a mixed use project on 7 acres.

Upgrade the office and build 215 units on the parking lot.
So much activity happening at the Opus station yet nothing at the Shady Oak station. It seems the combo of LRT+Highway is vastly more attractive than LRT plus walking distance to Downtown Hopkins. At least to financing and builders.

That proposal is nowhere near high density, and I highly doubt an increase in traffic from that proposal would be noticeable. Classic example of NIMBYism where they say they support something unless it's near their property.

I was nearby and drove through the Opus park and past the station.
It’s a remarkable make over of the station area. 3 apartments under construction within a block walk from the station. 1 other across the road is basically complete and people moving in. Then another finished a year ago that’s about a block away from the station.
Plus one more known proposal across the street from the station.
There is so much more even yet that could see redevelopment in Opus.

The saga of low density affordable housing takes a new turn.

Minnetonka city council approved this. But only because the church was forced to sell off the church playground to this development. Adding this extra land finally met the arbitrary low density math, so the 10 units were approved by the city council.
- Total units didn’t change.
- The church sold off its playground which will be demolished.
- By lumping the land of the playground into the 10 unit affordable housing proposal, the math now fits the performative fiction of low density. And everyone who was clutching pearls over traffic and character can sleep at night now.
Now the church gets to go out and ask for new funding and grants to rebuild a new church playground.
Money well spent out in Minnetonka?

This whole saga is so hilarious. I just saw the "Save historic minnetonka mills" signs for the first time last week and was curious, and discovering that they were complaining about "high density housing" (this isn't even that dense...) on an empty lot and calling it "historic" is just so, so funny yet at the same time depressing. NIMBYs opposing projects under the guise of environmental concerns or historic preservation are so frustrating and need to be stopped.

The Opus station area site directly across from the station is moving ever slowly forward. The land sale has gone through.

I wonder what the chances are of this getting redeveloped as housing, given the LRT proximity. The article mentions that there is laboratory space and "the highest-class office space", so it may make more sense as a re-use instead of a redevelopment. Anybody know what this is zoned for?
