Looks like the lot in question is 66' in the short dimension, which is going to be kind of the bare minimum for a classic "efficient" 5-1 project, assuming that you don't need any setbacks at all. It looks like the second phase of 700 Central is built up awfully close to their shared property line (to the point that I wonder if some air rights were transferred?). Regardless, that will further limit what they're able to build on the property.

Despite the AZ address for the business, Jeff was a neighbor when I lived on Nicollet Island- nice guy. He also owns the single-story building across Hennepin from this with the question mark light hanging in the window, so he's invested in the area. Looks like great infill on an awkward site, and there's way too much vacant land around here to be picky about height, IMO.

I saw the demo too and did a little looking around to see if I could find anything. The LLC that purchased the site(s) listed its address as Doran Companies HQ.

I found this article from 2022 about a different developer's plans , which is probably what went in front of SNO back then: https://finance-commerce.com/2022/10/ex ... nneapolis/

The only other information I could find are city and park board documents about easements and park dedication fees. They are waiving the fee in lieu of dedicating part of the property to public space and a river connection.

The architecture office and doggie daycare building at the north part of the site are still standing so I wonder if there isn't a construction plan yet. Would the 2022 planning commission approvals for the Exeter development still be good for Doran to take this on? Or would they have to start over?

I think the demos (the dumpster building, the portion of the doggie daycare building south of the 16th Ave centerline) matches what was approved back in the day. I think approvals expire after two years but can be extended administratively, so maybe they've just been doing that over and over?
