L&H Station - Hennepin County - Minneapolis Public Schools site

Mod note: This thread encompasses both the Hennepin County-led L&H Station project on the former MPS site, as well as the new MPS facility two blocks to the west (west of YWCA).

My impression had been that Minneapolis Public Schools had walked away from an offer on the site a year or two ago, though it was never quite clear to me why that happened. It looks like the same development group (L&H Station Development) took a second shot at talking to MPS in April, but it again didn't work out. MPS is planning to put the site up for sale this summer, however.

Well, its directly adjacent to an LRT station, so they should be asking fairly high.

This was the development/lot that was once planned to incorporate the Midtown Farmers Market as some sort of courtyard/parking lot, right?

Sounds like the county is eyeing for social services. Oh joy. It also sounds like any proposal that removes the Farmer's Market will be met with vitriol from the community. It's a shame that original proposal didn't get built. That was a fantastic design.

MPS turned down the developer's offer. I don't recall ever hearing why.

The Farmer's Market will survive, there's nothing special about the current location that can't easily be replicated by another nearby parking lot. The largely empty Target Lot comes to mind, and South High has space, too. Anyone who complains that they're moving it away from a transit facility hasn't surveyed the patrons recently, it's almost all car or bike riders.

If negotiations are successful, the County will use the plans put forward by L&H Station Group
I love every aspect of that plan, it would be a huge win for TOD, Density in S MPLS, mixed use... Oh man... fingers crossed... seriously. I can't see why the apartments wouldn't be wildly successful.

It's about time they got their act together and proposed something for this site again. If they can pull this off, but will make a huge impact on the surrounding community. More retail on Lake street is a great thing, but the farmer's market is sure to liven things up quite a bit during the day time.

500 units is pretty ambitious, especially the market rate stuff. I suspect that since it is government-owned property and will require further subsidies to develop, that there will be a large share of affordable units included/required. Let's hope for at least 50% market-rate overall though.

It'd be cool if they could preserve a development parcel for a future phase when all of the transit is up and running (Midtown, Lake Street aBRT, etc) and the area is more attractive to market-rate tenants. Build it out as planned, but leave room a small surface lot or something that could eventually be developed as 6 stories or greater market rate.
