I think it will look nice since the Nic on 5th and 4Marq look different from one another, unlike some of the residential high-rises you see in Toronto or Vancouver where there are a ton of clones of the same designs for high-rises. Hopefully a 200-250 ft tall structure goes across the street in that parking lot in front of the library after this block gets filled up especially since these blocks are so close to the light rail station.

We all like to get a development hard-on by drewling over tall, and curvy buildings, but the majority of people on this site are interested in hearing how a project could potentially make our city a better place to live, not how it could have "used a few more stories to better the skyline". Dallas is case in point. EWI'm not allowed to discuss tall buildings or a desire for tall buildings on here anymore, but I do agree with your post John

I believe someone said there's no variances needed, so it doesn't need to go through the approval process.

Wonder when this will break ground. Any ideas? I wonder where they will put their staging area with the Nic on Fifth going up next door and very little room to work in their plot.

My company received an RFP this past week for this project. I didn't see it but the project manager said it was 34 stories.

I also heard 34 stories, but it was from a caulking contractor who wasn't totally sure.

If the increase to 34 stories is correct, that would give Marq4 a competitive edge to Nic on Fifth with more units having better views, in addition to a more prominent image. Plus with the height variance, the two apartment projects don't cancel each other out on the skyline and allows them to be more distinct at the upper levels. And it actually improves the look of Nic on Fifth by making it appear less squat with the vertical step up of Marq4 on the same block.I also heard 34 stories, but it was from a caulking contractor who wasn't totally sure.

I've added 40 feet to reflect 4 additional floors... model is 357 feet. What was the last number we heard on height? I had my model at 317 feet... though I don't know if that was true or not.
