I can't tell what that maroon stuff is but unless it lights up that's a bit ugly from what I can see. The tower is still pretty sleek though.
One thing anybody should be able to take away from this building though is that the first 6 stories of parking that hug every corner of the parcel are far more hulking and intimidating than the tower itself, which just goes to show you that height is not the enemy of good urban design. If you could imagine this building without the base, I'd think people would prefer a slim tower to a hulking mass 9 times out of 10.

The ribbed paneling is actually bronze colored. Yes , there will be some interplay with light at night from the ramp behind the ribbed surface. On the corner the frosted glass will be backlit at night and that will be repeated to a smaller degree on other parts of the exterior with translucent glass .

That hulking podium completely destroys the visual of what could have been a nice sleek tower, IMHO. The tower looks short and squat sitting on top of that parking monstrosity. This is not a project I would show someone I was trying to convince that density can be beautiful. Unfortunately, I can't afford to fly such people to Vancouver, BC.

It may be premature to judge it . It will look quite a bit different when completed. We all have different tastes , opinion, and take on everything. I mean, I like the modern design for what it is as far as a ramp and podium , however, I'm really not a fan of above ground parking ramps.

Correct me if I'm wrong, but that's not what it's going to look like *at all.* The glass portions above the bronze actually hangs OVER the bronze parts. It gets WIDER at the top.It may be premature to judge it . It will look quite a bit different when completed. We all have different tastes , opinion, and take on everything. This thing is never going to look good up close, and that's why it's a terrible example to convince people that density can work in their neighborhoods.

No. Maybe you are looking at the scaffolding support deck for the workers installing the paneling? That's the overhang you see in the pic. I live very near this and have walked by this many times. The glass panels are slightly set back. That's even apparent in the picture.

no, it's definitely going in just like the rendering, definitely going to be the best looking worst parking garage around. they could have just shifted the tower to an edge of the podium to help disguise it, buy we're being robbed of seeing the tower touch the ground which is what kills the aesthetic. same thing happens with the Foshay.

^^^ I think foto nailed it wrt to the tower meeting the ground. And yeah, I misinterpreted the scaffolding. At quick glance the windows above it looked to me to be in the same plane. Obviously they're not. It's a deceiving photo angle.

I am curious about what kind of retail would go in here? Another CVS? A restaurant would be better.

A restaurant is likely on the street level facing LaSalle/14th but no details so far. Not sure there will be other retail around Spruce Place as that will be the main lobby area.I am curious about what kind of retail would go in here? Another CVS? A restaurant would be better.

I don't think I'm usually one to nitpick for deep-seated emotional reasons, but that rendering is significantly different from what the building actually looks like. Just walked by it a minute ago, and the glass portion on the bottom is maybe ten feet tall, that rendering makes it look like twenty. I can't find the original site plans (I should really start saving those) but that seems like a major deviation from what was proposed if the renderings were to be believed. It doesn't ruin the building or the neighborhood or the entire city or anyone's life but it's surprising.

On the LaSalle side then over along 14th for about 1/2 block, the glass street frontage is taller than at the corner of Spruce Place. I googled LPM apartments images, and I see about 4 very different renderings of the podium. I'm confused as to which one is accurate.

The rendering almost makes it look like the brown part would be wood... I think it would have been really classy looking had it been the same wood looking material they used on Elan of uptown.

Not sure what all the hubbub is about - to my eyes the above rendering looks spot on. Look at the silhouette people, a few feet back from the window and you're looking at 10-12' roughly window height on the less critical Spruce Place side. Notice how the faux-wood is higher up on LaSalle side and thus the windows are a couple feet taller on that side. Walking by on the sidewalks there is no reason to make the glass any higher than it is. The soffet should be completely out of frame to a pedestrian walking by.

Walked around it after work and there's been some changes to the design of the podium , but I think it will still look great. There's not one ounce of Menard's concrete board or warped metal siding to be seen. Much more use of frosted glass than I expected along LaSalle.
