Awesome if this moves forward. Great, modern glass design a perfect contrast to the adjacent buildings. This infill project would add needed density to the area and would prove a worthy neighbor to the new-completed Neuroscience headquarters, The Guthrie and Gold Medal Park. Next it would be great to add a couple of modern 30-story housing high-rises to fill out the rest of the Mill District.
It would also be great to see a large resort hotel development fronting Washington Avenue, perhaps with a courtyard or large banquet facility bridging the space between Washington and the new stadium. The hotel could work in tandem with the Convention Center to attract the 25,000-member plus conventions that skip Minneapolis, national and international sports events, and it's proximity could easily serve visitors to the University of Minnesota.

I'm assuming that's an old brochure and there isn't any new momentum behind this project, correct?

Yeah, that's Park Vista on the corner of the 1100 block, this looks to be on the 10th av corner of the 900 block.

This potential site for an office building etc. is on the northeast corner of 10th Ave South and South 2nd Street across from Gold Medal Park. It is one block east of The Guthrie Theater. It is a vacant, approx 1/4 block parcel shared with Aloft Minneapolis hotel and the Zenith condominium building. It was originally going to be phase 2 of the Zenith condominium complex, but fell through when the condo market collapsed.

It's the 2nd phase of the Zenith but proposed as Office Spec instead of condos, like John said. I'm not sure why the developer thought spec. office was a better idea than residential but I for one would LOVE to see this thing get built! It's very unique and sleek and would fit in seemlessly into this area!

Agreed. The building in the concept drawing is a great design for that site, and relates very well with the neighborhood around it! Modern and unique, but not overbearing. This is a prime location. According to this article by the Star Tribune, it's very likely that this site will be condos, as the Zenith AND Bridgewater are almost 100% occupied.

This is wonderful news to hear the condo market is rebounding. Not the boom of 10 years ago, but a modest steady growth in the market. Interesting to hear about Vista Park wanting to be attractive for families with children. This is a very "Manhattan" attitude that really reflects the maturation of our city. I think we will see 3-4 new projects this year (including the two by Gold Medal Park). I loved the original concept for the twin building complex of "The Zenith" and it will be fantastic to see it come to fruition. There are two great vacant lots just north of Lunds on Henneopin Ave that would also be prime locations for new condos. The block north of 222 is another.

I actually loved the medical office building look for Zenith's Phase II space, with the transparent glass. If they could incorporate that look with the condos I'd be very happy! What did the original Ph. II look like, anyways?

Yeah, I was really digging the office space, and diversity it would bring to the neighborhood. Either way I'm happy to get something in there. I agree it would be nice to see a steady condo market, and continued apartment market. Boom's are great, but I'd just love to see healthy continued growth for mpls.

As I recall, it was basically a mirror image of Phase 1.

He may be being straight forward here, but I wouldn't necessarily take Brad Goering's word at face value. According to him Phase II was breaking ground Summer 2009. What he is saying is true, however. There is very little inventory.

Great photo and thanks. Would be a great completion of the original proposal. The only bummer is they should use the yellowish material on the facade as they face each other at the middle of the block as the rendering illustrates. Phase one does not have that yellow material, so they probably won't have it on phase two. Too bad as it really really plays off the red and silver and is a nice contrast to the neighboring blue color of the Guthrie.

I hope whatever goes up here doesn't match Zenith I. It don't hate the symmetry, per se, but it creates the potential for the two buildings looking like a super block. I prefer buildings that are near one another like this to be similar in a way that makes sense but diverse enough to hold people's interest. The economies of scale of buying the materials in bulk are gone this many years later so I'm hopeful we will see something different.
