Nolo Flats - (602 1st St N)

8-story, 24-unit residential building on the CPC COW meeting agenda. This looks nice. I think they may be condos, as the renderings say "condominium parking."

Nice. Reminds me of the condos across the street from the greenhouse at the sculpture garden. Those are very nice looking and high end, so I hope this turns out like the rendering!

I'm sure that HPC will have to review the demolition of these buildings (and they'll also have to review the new construction), but I'd guess that unless somebody famous slept there, this should get approval. Even if they're considered to be "contributing", I would be surprised if anybody put up too much of a fight for them.

They're also adding parking for a building next door, is part of this lot currently a surface lot or something like that?

There appears to be some existing surface parking on the back half of the lot.

The driveway between this site and creamette is the perfect place for a woonerf to W River Pkwy

Great catch! All of theland necessary to do so appears to be under public control, too. The ROW is only 20' wide through there, but they should still be able to make something work.
EDIT: Actually, I mis-spoke. A bunch of the land is held in common by the Landings Association. So you'd need them to get on board to make this happen. Good luck with that.

I haven't read through the doc yet, but my first reaction was that 8 stories would be really tall right here. Everything (Creamette, River Station Condos) around here is 4 stories. Then I looked at the rendering and it has it matching the height of the of 614 1st St which is only 6 stories. So... ???
I used to live in the RiverWalk apartments behind the Creamette. That is where I keep waiting to hear about a new development proposal. Prime spot. But could be very hard due to historic train transfer building.

OK, That is the Opera Building that is next door. I think that this site used to be a tire distribution warehouse for along time. I'd prefer to see it go away. Makes for some blight on the street scape the old warehouse. Would definitely compliment the rehabbed Opera building.

That brick building is parking for the Gaar Scott lofts next door. Had a friend who parked in there. Kind of a cool building, but being 1 story tall, doesn't have much function.

I think these must be very high end. They are showing elevators opening directly into the units. Will be interesting to see if this gets financing. If it does well it could be a catalyst for other developers to finally look at Condos again.

Yeah, 8 stories seems a bit high, but there are a few other newer buildings in the neighborhood that at just as tall or taller. Looks passable, but it's inoffensive to the point of being rather bland and generic. Maybe that's the intention of so many developers to get their projects approved. Why ruffle any feathers?

I should say so. Smallest unit is 2,369 sq. ft. and 4,400 sq. ft. penthouses.I think these must be very high end...
