I'm not wild about how this is oriented towards the parking lot.
First, the parking lots seems weird because it has the center access area and the low-slung paver islands, but apparently that's for delivery trucks. Not sure why they couldn't take more advantage of the alleys on two sides of the parking lot, but I guess that's due to being nice to the neighbors or grades or something.
My main concern however is how the two-level area is oriented towards the parking lot rather than to Clinton or 38th. There are a lot of upper level windows there that overlook the parking lot and may preclude future development to replace the surface lot.
Regardless, this will be a big boost to the neighborhood and I plan on shopping there.

This project is a complete slam dunk.
The plan looks like it will provide a nice environment for drivers and walkers (and suspect bikers, too). It reminds me a lot of the layout of the downtown Lunds. Considering the current state of East 38th Street, it's really hard to see a downside. I suspect the 2nd story portion is perpendicular to the street to provide a nicer rooftop environment, since they're planning on having some sort of access.
Now all we need is an 38th Street Orange Line Station...

Staff has some concerns with the number of proposed variances to minimum setbacks and with the proposed alley vacation. Looks like this still has some work to do before it's ready for a Planning Commission vote. The City Council will have to approve the rezoning and alley vacation, on top of the planning commission decisions on variances, conditional use permits, etc.

The final site plan was approved for the new store (I believe in June). Seward Co-op newsletter indicates a groundbreaking will be held in mid-July: http://seward.coop/events/item/518

Apparently, two of the four homes that would have to be demolished or moved for the new store are actually going to be moved to Chicago and Clinton Avenues, respectively. Both would be somewhere between 35th and 36th Streets.

Coops aren't that expensive when you look at what you're actually getting... real food. This will probably become our primary grocery store.

i don't make oodles of money and i shop at seward and the wedge without breaking the bank. i buy in bulk and purchase a lot of produce, while skipping most packaged items/prepared foods because i know they're more expensive and i'd rather make my meals. i also care a lot about my food and where it comes from - local farmers (dairy, meat, produce, etc). i also don't have a lot of other unnecessary expenses like cable/satellite, car, and what not...and i'm not just feeding one mouth here.

I think it's
1) Arrogant to imply that only fresh food should be affordable, implying that only people with the time and skill to cook from scratch deserve affordable food
2) Privileged to assume that people can afford a little bit of extra money for "real" food
3) Since you can get real food at most any grocery store, it's arrogant again to say that people should be willing to pay a little bit extra for food for YOUR personal politics.

Tell that to the person literally scraping pennies to get by. It's privileged to assume that people are capable of spending extra at a coop. Also you can get real food at any grocery store, unless you can only ear farm produce picked by menstruating laborers or something.
