Seventeen10 - 1710 W Lake St (next to 1800 Lake)
CPM is planning a project directly adjacent to 1800 Lake (the one with the water pumping issue & lawsuit). It would replace a single family home (1714) and a triplex (1708). The two properties to the east, housing Ban Sabai Salon (1704) and the palm reading place (1700), are not included in this development. It was previously rumored that all 4 properties would be part of a 6-story development. No height or unit count has been announced yet for this "boutique" project, but we'll know more in January when they present to the East Isles n'hood.
It will be interesting to see how the approval timeline lines up with the announcement of a proposed solution for the water pumping at 1800 Lake. Several solutions have been proposed, but AFAIK none has been selected/announced yet. One solution not favored by CPM includes simply filling in the lower level of the parking garage at 1800 Lake. Developing the rest of the block could have provided the opportunity to build replacement parking spaces, but that probably won't be an option in this smaller development. Another option available to CPM included treating/chilling the water before it is released into the storm sewer, but it is unknown if that will be acceptable to the city. Kind of wish they would take out the Mind reader house and the home next to that instead of the one with a nice pine tree and in a lot better condition.

I like that this is only taking two of the houses. It means that the two remaining homes will be redeveloped later (there's no way they stick around in the long term at this location) giving us two smaller projects instead of another half-block beast.

I can't be the only one surprised that 1714 W Lake is a legit single family house (and homesteaded!), according to Hennepin County records. Super unlikely, right? You'd think someone would've carved that up into a duplex or triplex long ago, as they did with the house next door. Still, the owner is likely to fetch a really nice profit in the sale. The assessed value is $555,500. The previous sale date/price is not listed, which I presume means that they've owned it for quite a while. It's actually assessed significantly higher than the triplex next door and the adjacent houses with commercial uses in them. It's clearly in better shape than any of those properties, but it must be really, really nice on the inside to warrant that valuation (especially since SFH vs. commercial)

Meh. It has vinyl siding and soffits, vinyl windows and the typical inappropriately narrow barebones trim that implies. Anything of exterior value has long since been lost. Could it be restored? Sure, but who would want to? Agree, the Seventeen 10 is almost an identical bookend to 16Twenty. No real standout feature, but I like it. I'd rather have 3-5 mis-matched small buildings like this on a block than one massive project.

Okay, this may be silly, but is there any way those evergreen and [oak?] trees can be salvaged? They sort of make this site charming, and I'd hate to see them go -- especially considering their size.

Viewed another way, the 2 homes had a total 5 BRs according to the city's property info site. The CPM structure has 13 BRs. Plus the office and commercial space. Definite net increase in density/usage.

Saw fences up along Lake Street today, Was not able to get far enough down Lake to see what type of pre demo work they maybe have been doing.

This seems to be at a stand still. While there is fence up, there seems to have been little of any demolition of the houses so far when I checked it out this afternoon.

Just walked past this morning and it appears that the site has now been cleared. Hardly any "old" homes along this end of Lake St. are standing anymore.
