That IS the alley, they'd like to build over it.snip... I don't like what looks like a car entrance into the building. I would hope those 12 parking spaces are only accessible via the ally instead of a mid-block car traffic lane.

Approved by DMNA and hoping to start construction this year. Planned to be 293 micro-apartments of 350 to 450 sq feet and cost substantially less than the current crop of new apartments:

I think it's less the demolition and more so the lack of retail in the base. If you can replicate the look and function in a podium that mimics the existing building, GREAT. Demo away!
Those two-story maisonettes on Marquette are really, really stupid. For me, that is really my chief complaint about this development. There should be a required retail/office/service component to the ground floor of this development. Substitute retail or service office for a few of those units and I'd be a lot happier with this project.

Ugh, yeah, don't care for this one at all. Deactivating the streetscape and demoing a historic building all in one swoop. Awesome!

The massing is terrible. It's too severe and rectangular. Kind of like the equally ugly Hilton across the street. The weird checkerboard patterned facade is going to look cheap and flimsy like most of BKV's designs. The ground floor will be fake brick siding. It's not going to age well. Ugh!

To clarify, looking at the submitted plans, The exterior is made of Either Stucco (I'd assume Synthetic (like Elan) or traditional cementitious (not likely), but not cement board) or Metal Panels. They have also said multiple times that the color scheme could easily change. Personally, I like the white and grey, but I could see it looking good in a number of schemes. Also, the base is specified as Face Brick, which is the industry term for a full 3 7/8" brick veneer, not the 1" brick thin veneer. So nothing about this is (as specified) is flimsy or the REALLY poor quality that most of us dislike.

The *whole* development isn't micro. The plans show 6 small studios per floor on floors 4-17 and 7 on floors 2&3, so 98 of 293.

Amazing that a development can be so forward thinking re: micro apartments and such a step backward in every other way. And ugly-- i'm impressed by how ugly this is. They had to have had their worst people working 24/7 to put this together.

Thanks for the clarification , but it still doesn't solve the problem of the massing. The long rectangular boxiness will look severe and hulking along Marquette. It repeats the same mistake of the Hilton across the street. Rather than softening the massive presence of the poorly designed Hilton they will accentuate each other. I did the math based on a 1200 studio and 20-30% lower would be 840-960.

Both the base and the top needs some variation in form. Also, I agree with the comments they should include retail on the first level.This is right smack dab in the center of downtown. Retail would create a lot more pedestrian activity on that block. Still not happy with the first-floor residential instead of retail, no matter how Vancouveresque they may be. Still, two-story townhomes are better than the walkout studios they had before, I guess.
