Running by this today, the building actually opens up really poorly to the park right now. Besides being behind Izzy's, the building doesn't appear to have any direct entrance facing the park. In the middle of the block, there is a driveway that goes behind Izzy's, and behind the driveway is a solid wall that leads up to the first floor. I wonder if they will put stairs there or something?

Well, the developer for StoneBridge DID B&M (b*tch & moan) about Izzy's being there, who at the time pointed to "loud trucks" but probably really wanted free access to the park on land that wasn't his. So maybe as a consequence the developer decided to be childish and not add ANY accessibility to the park, out of spite? Who knows.

The building doesn't front the park...so not sure how they could make park access. Any access from that side of the building would have to cross someone else's land to get to the park, so it isn't really possible. Residents will just go out the front door and up half a block.

I don't that that's true. Pretty sure they own the small section facing 11th right next to izzy's.

Yeah, that's always been my knock on this project -- it's a fundamentally anti-urban site plan.

It would have been smart to include a retail/restaurant space to feed off Izzy's foot traffic next door.

I was there again tonight, and there is definitely a space next to the Izzy's driveway in which this building could address the park. It's really unclear how that space will be used, though, and as of right now it just looks like it will be grass in front of a retaining wall.

Is it just me, or is there a density at which it makes sense to treat stormwater offsite rather than at a retention pond? And wouldn't a mid-rise condo development be higher than that threshold?

That's really bizarre. So facing the park is going to be a driveway and pond with the back of a building behind.

Up to 10 floors now. From a distance this thing really fills up a huge hole in the urban fabric.
Closer in it feels a bit hulking, especially next to the new Izzy's factory. I do like the height, but the massing is off, on the park side especially.

This can be easily seen from across the river. Here it is living up to its name, appearing to be above the Stone Arch Bridge and next to the Riverside Plaza towers:

I know we've had a decent amount of rain this year, but it looks like you took that picture from a jungle. Nice picture from a fairly unique angle.

This is topped out, and cladding is progressing quickly. Lots of hand-laid brick. Looks very nice.
