In my experience, Flanders seems dedicated to being too cool to sell bicycles to people.

Zoned R6. Should be an interesting (if limited) test case of what one can build on a single R6 lot.

Did they get a variance from the minimum lot size? I'm 100% sure that higher zoning like R4-R6 carry larger minimum lot sizes, with the idea that you would have to assemble a few lots together for development. I could see why they would grant the variance in this case. The properties immediately north of this one have lower zoning, and the apartment building to its south isn't going anywhere. They really had no choice but to develop it individually.

^^^^^ If you go south of 28th and Colfax, behind that apartment building, you can see basically the same set up minus one floor. Down to the roof dormers and the stranger patio dormers on the north side of the roof. Walking by today I was amazed at the Dupont building. But to be fair there is another 3 1/2 story house thing directly across the street from this project. With that project, it looks like they basically got rid of the old roof and added another story plus a shallower pitch roof. It is probably zoned the same as the project across the street as it is also next to an existing apartment building. Looks like room for 4 parking spots behind the building in the alley.

^ It reminds me of some of the new development in Chicago where I used to live. I'm actually surprised there isn't more smaller 2-3 flat type development in Minneapolis.

There is a house directly across the street from the 3 3/4 story Dupont house that is about the same height as the red house in your pic. But the house across the street was one where they torn the roof off a 2 story house and added a story and a quarter. Looks very awkward.

Yuck. Hopefully it won't give infill an even worse name, but it certainly looks like it will. Hopefully the exterior cladding isn't crap. Doesn't look promising.

The red house has some awful proportions/massing, but I'm not really bothered by the Turkey Guys' 3.5 story look.

Maybe it will look better once they add the balcony on the second floor? I looks like it will have one with the sliding glass door. Very awkward looking now!

Check out 2808 Colfax on Google maps for an idea as to what 2743 Dupont will most likely look like. Same basic design, but with on less story. But the Roof with dormers and walk outs on the 3rd floor on the north side look very much the same.

Google maps to 2748 Dupont to see another 3 1/2 story house across the street from this new project. But this on is a mess compared to 2743. The current Google maps shows the duplex that was torn down for this project. The fact that it is in between 2 apartment complexes make the zoning rational. But the aesthetics have something to be desired. Will see how things look once they get the front porches built and the thing sided.

Ugh, those windows.

But honestly, most blocks south of 28th are a muddled mess anyway so I'm not getting too worked up about it. :|

3.5 Stories? The front door is half a story up and they "half" story on top is quite tall.

It's just a really awkward proportion. A gable was definitely the wrong decision here. They needed to anchor the structure, make it look more stable, not so tipsy.

Looks like 3 + story house on Dupont will have grey cement board for siding. They have started both the south and north sides and working their way up. But so far nothing to support a front porch at the front.
