Noticed this afternoon that this is now visible from the North Loop.

From the Mill District 4Marq pretty much (or completely, depending on exact vantage point) blocks any view of Nic on 5th.

SIGN THERE IS A CREATOR AND HE HAS A PLAN.

I also enjoy the view finally changing of the north side of the Fifth Street towers. That's been a wall for well over 25 years so nice to finally see it getting broken up from some angles.

At Target Field, 4Marq is pushing the skyline view north.

Opus could use this as an example of how to design a classy building.

Those interior renderings are beautiful

Ewww, I thought I was impressed with the interior renderings until I noticed the exposed ductwork in the 10th picture of the gallery. Come on 4Marq, its 2015, not 2012. Nor is it a warehouse converted into apartments.

Assuming that this has no dropped ceilings (the concrete deck above is the ceiling), I'm not sure they have much of a choice. That said, I had exactly the same reaction to the ducts.

Well if a heating duct is what turns you off this project I'm sure they will be extremely disappointed when they hear you think the project is "Ewww" ...at least you didn't bring out the BIG insults of it being icky ick! ... I think if they boxed the heating duct into the wall it would have taken away from the window view and decreased the view. I think it looks nice, even though others may think "ewww" I sure hope the marketplace can overlook this awful awful design flaw as well! Fingers crossed!

Walked out of the library yesterday and was amazed how much I like this project. Watched the attach a corner section of the façade to the 23rd floor. I look forward to having cladding on the Xcel building as well. what a difference these projects make on 4th street.

Formwork for the last floor of concrete pour is being moved into place today. This is effectively topped out now, save for any mechanical/ penthouse structure they might add.

What are some feelings on this building not having balconies? Given how many apartment complexes offer balconies, I can't believe 4Marq went this route. I personally try to find apartments with balconies because it reduces my cabin fever.

Haven't seen a lot of discussion on the omission of private balconies so just wondering what others think of this decision.

Not sure how it will effect the leasing, but my feeling is that in most cases, people don't use the little balconies enough for them to be worth the trouble (trouble including added cost, reduced thermal performance, and a great opportunity for leakage). It's really just a token bit of outdoor space, and especially in the heart of downtown, it's going to be so windswept as to be unusable.

Especially on a tight site like this one, the balconies are going to chew into your floorplates, and that's a bad trade-off. (I think the city should stop it's poorly conceived habit of allowing balconies to overhang the public ROW.)

Anyway, I'm sure that the lack of balconies will give some potential renters pause. But I think on a high rise structure like this, it makes for a much more attractive building.
