I’d think basketball has the most potential. A school like St. Thomas could very realistically make March Madness in any given year. Nobody pays attention to college hockey (besides the people who do).

St Paul has selected a developer for the Hamm's Brewery site. 269 affordable apartments, plus commercial and community space.

We'll see if they can make the numbers work. They only control a small portion of the site, and with Mn tax credits expired it looks shaky.

No, things aren't looking good for low end sit-down restaraunts nowadays. Although to be fair Apple Valley closed because they lost their lease after Panera wanted to move from a strip mall literally across the parking lot to a freestanding site so they could have a drive-thru.

What a difference the choice of cladding makes. Two new apartment buildings just east of Snelling, on Marshall. I actually kind of like the first one (a rare thing for me watching new apts go up these days). Looks even better in person, imo. The other one is good for comparison's sake, i guess.

Gradient (number 2) is a total 'spreadsheet project.' The architect was aloof. They didn't even have a street facing door initially.

HealthPartners exits office in downtown St. Paul

Leaving 100k SF in the Great Northern Building. The office had room for 500 employees but only a few dozen were using it.

Rezoning for a 40+ unit residential building with commercial space proposed for the north side of Saint Clair at Ayd Mill was approved by the Saint Paul Planning Commission on Friday. Been watching this parcel for a while, so looking forward to details once available.

Marshall Avenue continues to see fairly steady redevelopment. Frana is underway on a decent-sized project just west of Snelling, looks like it is Marshall Flats...not sure if these renderings are still accurate, but I guess we'll see:

And a single-family home was recently demolished near Marshall and Cleveland; haven't been able to find a proposal for that, but hopefully it'll bring more density along the B Line.

Pioneer Press reports downtown St. Paul property owners and officials are gearing up for some urban renewal.
To enable acquisitions, the Downtown Alliance hopes to establish a commercial redevelopment district that would span much of downtown. Led by a new staffer likely to be hired in early 2025, a new downtown corporation would find ways to solicit funds, partner with businesses, acquire real estate and design public spaces to replace reconfigured and demolished sites.
