If I remember correctly the group that built the Double Tree hotel on Huron were about to break ground on this site but at the last minute they struck a deal with the UMN to swap the land for some of the land the current hotel is located. The block was cleared at least partially for the hotel. Ultimately when the funding comes another section of hospital is supposed to go up there.

File 302 of the University's 2018 Six Year Capital Plan is the "Health Sciences Strategic Capital Investment" of $475M. This item exists on the 2019 updated Six Year Capital Plan as a proposed "Special State Investment Program" occurring in 2020. $316M will be requested from the state; the remainder financed from University funds. Its primary objectives are to construct a new Clinical Research Facility (currently in the design phase) and the new Dental Teaching Clinics (status unbeknownst to me). It also will further efforts to renovate current facilities in Moos Tower, Phillips-Wangensteen Building, and Diehl Hall deemed as being in critical condition. Mayo will be fully decommissioned and demolished to lower operating costs.

The link here is to a great document for anyone interested in how the University plans to manage its facilities over coming years. Of course, the economy and state funding will have much effect on what in fact happens and the proposed timing. Reference to the Clinical Research Building is on p. 38, showing construction planned for 2020.

Some other big things planned for the Twin Cities campus over the next few years are:
--Renovation of the Fieldhouse in 2019.
--Renovation and replacement of the Child Development buildings in 2019.
--Renovation of Fraser Hall, demolition of later additions and construction of new additions to create chemistry teaching labs in 2020.

Almost a third of the total space on the Twin Cities campus is regarded as being in critical or poor condition, so there's also a push for renovations and demolition. The biggest blow-up (figuratively speaking) would be of the whole Mayo complex, as already noted by Squidward.

This doesnt make any sense. So bulldoze a city block with possible historic buildings in good use, and another block with great affordable student housing. All this when there is an adjacent large lot with a light rail stop that is parking and a run down hotel, and that will be after all this other area is developed? Stupid

I think they're trying to create a dense core along Washington Ave. The article said something about "overhauling," the shops. I think they mean bulldoze? I would love to see a Google Streetview of this street before the LRT. Found this though:
