Which feels, frankly, like a bad misreading of some basic census data. When will we get smarter at realizing that college students look very poor on paper because they're not working full time but, in most cases, are not actually poor? This is definitely not the first time I've seen data like this warping analyses.
Isn't that actually the Glendale Townhomes section of Prospect Park? I could be misreading the map, but the East Bank campus area appears to be Tier 3 to me.

Whether or not college students are poor, they're also a population in Minneapolis that has much lower car ownership rates and much higher transit reliance than average. In terms of equity, they probably don't need it, but in terms of transit usage, there's a big need there. All you have to do is look at the annual September spike in transit ridership (especially on the Green Line) to see how much the students there utilize it.

Edit: Spot on with the Glendale townhomes, that's definitely it.

Yeah that Tier 1 segment is bordered by Oak St on the west, Williams on the east, Franklin on the south, and University on the north. It certainly contains a decent amount of college students, but all the big dorms are not in that section.

Good catch.

Still, Glendale is only 184 units of housing. Excluding the new Greystar building with over 600 units by itself, there are at least 10 high density student apartment buildings in that sector. So very much dominated by the student population.

Remind me again why we're not adding more density to Glendale? [Please don't remind me again.]

Obviously the TEP score doesn't really matter, because the area is and will remain very well-served by transit, but I'd still argue that the underlying conflation of student population and poverty is still something that should be ferreted out of data sets like this.

Important update about the University of Minnesota Les Bolstad golf course:

The University of Minnesota has notified the Board of Regents of its intent to sell approximately 140.9 acres of the Les Bolstad golf course property in Falcon Heights, which includes the course itself. We recognize this course holds generations of memories for our community. This decision reflects careful consideration and was made in light of today’s challenging financial environment. As a public university, we have a responsibility to ensure that our land and resources are aligned with our core mission: supporting students, advancing research, and serving the state of Minnesota.

The John W. Mooty Golf Facility and adjacent, outdoor short-game training area, used by the Men’s and Women’s Golf teams, as well as Elizabeth Lyle Robbie Stadium, used by the Women’s Soccer team, and the KUOM radio tower will not be included in the sale.

The course will remain open through the 2025 season and close as usual in the fall. Activities scheduled for the remainder of the year will proceed as planned. The course will not reopen in spring 2026.

We deeply appreciate your support of the golf course and of the University of Minnesota.

"The Falcon Heights community has taken proactive steps to plan for the potential reuse of the property with the adoption of our Larpenteur/Snelling Corridor Study, which was approved in 2024 and included looking at potential future zoning for the site," a spokesperson for Falcon Heights said in a statement. Oddly, this study doesn't seem to mention the portion of the golf course south of Larpenteur, which I assume is also going to be sold. That piece of land probably makes the most sense for higher density development.

I bet we'll get 65% of the site dedicated to relatively dense single-family, 25% for 5-over1s, and the remainder for parks and maybe a small retail node.

Exciting opportunity, but probably a very unexciting final product.

Based on the linked plan above, more like 6% 5 over 1. Too bad this isn’t in Saint Paul
