Yeah, it was one of those incorporations that was undertaken to have more power to remain rural. I don't remember if it was the Met Council or Savage or Prior Lake or etc. that had Credit River exurbanites worried about development.

What a name, holy cow. Love to live in my town that sounds like a credit union.

Is there a Brooklyn Center thread? Kinda wish Brooklyn Center and Brooklyn Park were one thread.

Anyway, https://www.bizjournals.com/twincities/ ... ahead.html

Another new south metro city filled for incorporation. The township of Empire wants to become the city of Empire. Link to application: https://www.mba.state.mn.us/maindocket-record/72097

Unlike Credit River, this one seems to be motivated by Empire's solemn acknowledgement that they will suburbanize one way or another, and they want to be a city to 1. be able to provide municipal services and 2. to prevent being annexed by their neighbors.

Interesting side note: with this incorporation, Empire proposes to cede a bunch of land to Farmington that the township agreed to give away over a decade ago. Looks like it's mostly to straighten out the god-awful border they currently have.

The border is still dumb as hell after it, but not New Hope/Crystal bad.

"Taco Bell Defy embodies the innovative, entrepreneurial spirit of Minnesota businesses and franchises," Border Foods co-founder and CEO Lee Engler said in a statement. "It is a creative, technological solution for a faster, contactless experience for as many Taco Bell fans as possible and is poised to be the future of quick-service dining."

Apparently this opening of a Taco Bell is making national news...

Reading some of the articles, Taco Bell had a fairly low (by fast-food industry standards) number of customers using the drive-thru pre-pandemic at 65%, but that climbed to 90% and isn't going down even though the pandemic is subsiding. They hope to get wait times to under 2 minutes, as opposed to over 4 minutes now.

A proposal in Shoreview, near to the “downtown North Oaks”, on TH 96.

Downtown North Oaks is hilarious.

It's literally an HOA masquerading as a city with the express purpose of there not being a downtown.

There are many in the neighborhood with yard signs that say “Save Snail Lake” and they’ve been fighting the whole project for a while. They list many issues but it really comes down to a main argument about the lake being “too busy” already and this apartment would have dock slips.

Is this development in Lilydale still moving forward? https://myvillager.com/2022/02/09/lilyd ... u2x17-wNOY

I saw on Facebook the closed strip mall has finally been demolished.

Mounds View council denied a rezoning for an apartment proposal at 2310 Mounds View Boulevard, from R-1 Single Family Residential to PUD Planned Unit Development.

Sounds like this would have been phase 1 with another building to the east once they obtained the three small lots and combined. No timeline for phase 2. The council denied based on NIMBY pushback.

So NIMBYs don't mind the senior living complex next door to this site and the apartment building a block away, but these proposed apartments are a step too far? :?

Reading the comments the neighbors don't especially like being around the senior housing and the existing apartment building either. There's complaints about crime, increased traffic, lack of landscaping maintenance, and people outside the senior housing smoking.

The excursion train thread reminded me that at one point the Renaissance Festival was supposed to be relocating, due to their lease with the quarry around them ending. A little googling found their new proposed location outside of Jordan, but then radio silence. Did I miss that they were able to somehow get control of their site?

Chatter on Reddit is the owner isn't about to pay to actually move the festival until the sheriffs come and evict them from the old property.

I seem to remember reading something about this. I think it had to do with oil fracking and the sand used to extract the oil. The oil boom went bust and demand for sand went down.
