Re: Bennet West and Center Blocks
^Same deal over at Murals. I come down Garfield to access the stairs there to the Greenway, and I feel like I'm cutting through someone's yard. I feel like the developers go "yeah we'll do a public promenade" and then build it in such a way that feels private and cut off from the public realm.

Re: Bennet West and Center Blocks
This crappy phone shot doesn't do it justice, but the plaza on the middle block is unbelievable. This project is going to "meet the Greenway" in a way that nothing else in the area even comes close to.
Looks like they are adding a ped bridge to the growing promenade along the north side of the Greenway. I wonder if there will be a gate then down at the Greenway level entrance. I can imagine some possible security issues arising with the pool being so accessible.

Close up of 2-story townhome section of the center block:
It would be great to see some owner occupied units in the mix. Now that the housing market is recovering, projects like these could be even more awesome if they were mixed rental/ownership units. I think the Uptown submarket could bear a dozen or so nice new townhome units.

I love the townhouses in phase 2 of the project! They would make perfect owner occupied units. In New York , you are begining to see projects go up with a mix of rental and ownership. That trend should filter out to the prairie in the next couple years. The promenade and plaza are gorgeous and a masterpiece of landscape architecture.
Re: Elan of Uptown - (2837 Dupont Avenue South)
looks like some of the concrete columns are up to the ceiling level of the first floor already.
Re: Elan of Uptown - (2837 Dupont Avenue South)
Great! I'm happy to see this finally develop. I love the townhome walk-ups.
Re: Elan of Uptown - (2837 Dupont Avenue South)
Townhomes I believe are part of the second Phase, not the first which is now being built!Great! I'm happy to see this finally develop. I love the townhome walk-ups.

According to the latest and greatest in the SW Journal

The second phase (apparently both other lots) has been approved and Greystar has commented that they aim for completion Summer 2014, and expects them to fill up quickly.

Wow - 590 units on 3 blocks and within 2 years....ambitious! I'm glad they look nice and seemlessly connect the Greenway to the neighborhood.According to the latest and greatest in the SW Journal

Are the townhomes supposed to be to own or rent? Apologies if this was covered before.

I look for these to be able to be converted to condos when the market is right! Are the townhomes supposed to be to own or rent? Apologies if this was covered before.

They certainly have that "look" of conversion. They don't look like rentals at all!I look for these to be able to be converted to condos when the market is right! Are the townhomes supposed to be to own or rent? Apologies if this was covered before.
Re: Elan of Uptown - (2837 Dupont Avenue South)
I'm suprised how far along they are. Looks like all of the parking is going on the north half of the building.
Re: Elan of Uptown - (2837 Dupont Avenue South)
On my walk today I see that they now have part of the first floor with the concrete construction done on both the Colfax and the Dupont side of things. They also look to be 75% done with the basement work and will soon be laying concrete supports for the floor planks and be able to start wood construction before the snow flies.
I also spent time trying to decide if that have started doing demolition on the Phase 2 site or if they are just using that area as a staging area for phase one.

Re: Elan of Uptown - (2837 Dupont Avenue South)
I've got some pictures from earlier this week...I promise to get them on here soon.
I think Phase 2 is just being used as storage/staging right now.
Are any of those buildings on the phase 2 & 3 sites being actively used for anything anymore? Or is everything vacant?

Re: Elan of Uptown - (2837 Dupont Avenue South)
I thionk that there is a possiblity that someone is useding the warehouses on the west side of Dupont that are next to Emerson for some storage. Again I see things going on, but I'm not sure who or what they are doing at this point. Might be a good place to store Sheetrock until they are in need of it.I've got some pictures from earlier this week...I promise to get them on here soon.

There is some kind of building salvage outfit that operates from there.
