So a friend of mine told me they were tearing Joyce Methodist Church down and putting up apartments. I'm kind of surprised, because last I heard they were turning the church into apartments. I can't find anything about it being torn down and replaced. Then again this person who told me is often living in her own world and gets things totally f'd up.

Nope, they're definitely remodeling the church into apartments, not tearing it down. The city's website is down right now, but I think it was finally fully approved in Novemberish.

Oof. Do I know this friend? I had a friend of mine say they heard someone was tearing down the "Sears" in downtown Minneapolis. And I was just like, Daytons? They're definitely not doing that. Refused to believe me.

Anyways, no they're not tearing down the church.

Yea I used to own a house across 31st St from the church for 15 years. Always loved the building and it's historical significant architecture to Minneapolis. Wouldn't believe that it would be torn down. So I did read up a little on the building being converted to an apartment building. Approved for 51 units and no parking requirements. The no parking kind of bites.

It's a great project, imo. Reuse of a pretty structure, 34 new homes, no added parking in an area where it's easy to live car-free. Worth checking out the packet for the floor plans, there are interesting apartment layouts in the NW and SW corners especially.

Apparently Yellow Tree has a project on the 4200 block of Nicollet (under construction already) that I didn't know about. They seem to up out of nowhere without much controversy somehow.

Yeah, that and the Curran's redevelopment will really transform that strip.

I've never seen Yellow Tree linked with either of these two projects. Is there another one that they're working on?

Yellow Tree isn't just a developer, they are a construction contractor (and property manager) as well. They seem to really be hitting their stride with building buildings that are of the same type as the ones they develop themselves. If you go on their website, you'll see Nic 42 listed as a project where they are performing construction services.

Is your friend a suburbanite? My guess is they're thinking of the Lake Street Kmart (Kmart being owned by Sears) and they think that's part of "downtown". Regardless, that's a confused friend.

I think it may have taken a month or two longer than they expected, but Mod42 at S 32nd Ave & E 42nd St had signs up saying they were open by January 30th when I took this. Still not bad for only delivering the modules in September.

There was some activity at the former Hudson's Hardware (2900 E 42nd St) when I went past yesterday. The owners of the Angry Catfish Bicycle + Coffee Bar made a purchase agreement in December, and plan to move the bike sales and repair business into it, while keeping their current site for the café. (Also kind of wild to me that the former hardware store owner lives in Elk River, but whatever.)

Interesting. Thought this lot might be heading for another Mod42 type development. Good to keep Angry Catfish in the hood. Still miss the hardware store though.

Didn't know they were leaving the cafe in the current space. I figured the Hudson Hardware building was large enough for the bike shop, repairs, and a cafe (heck, a full restaurant even). Wonder if they're planning to have an indoor test track in there or something...it's a big building.

A new apartment building has been proposed (packet) on the north side of the Midtown Greenway, between 11th and 12th Streets. The current proposal includes 86 units of housing, all priced BMR (unclear amounts at 80%, 60%, 50%, and 30% AMI) and with 11 reserved for people who were previously homeless. There would be 62 car parking spaces and 74 bicycle parking spaces. The number of bicycle parking spaces seems criminally low for this site. What's also baffling to me is that the bike parking room is shown at the east side of the site, which makes no sense since the nearest on-ramp to the greenway is west of the site.

The project is going before the CoW to discuss a comprehensive plan revision, which raises the question of why the 2040 plan did not designate the entire Greenway as a built form zone that would allow six story apartment buildings.

The developer is Reuter Walton, who seem to have a very good recent track record of moving from approvals to construction with minimal delay and fuss, although I'm not sure what they have in mind with the financing here, but it could get a bit tricky, given the affordable components. Either way, given that this kind of affordability is in high demand, and the site is really well positioned for transportation and jobs, I expect it to move through the city's process pretty swiftly.

Last week, the city received an application for a 38-unit apartment building at 2625 Lyndale Ave S, associated with the previous Rex 26 development. This one is currently listed as being called "Rex II," and would presumably replace the large residential house directly to the south of the first phase building.

Neighborhood Development Center, the same nonprofit that developed the Midtown Global Market, has bought the corner lot at Chicago and Lake with the intent of building a multistory commercial complex that may include affordable housing. Sounds like the owner turned down a better offer from a private developer because he wanted to sell specifically to a community developer. I'm excited to see what they propose!
