Thanks - I appreciate the explanation of how much square footage a mezzanine level could add. And good point about the windows to the right - clearly showing the possibility of two levels on the 'first floor.'

Nice! Now that's an excellent addition. I'd love to see more actual retail, but a coffee shop in there will be great.

Each Spyhouse is unique. I was chatting with the folks at Architectural Antiques and they mentioned they'd been sourcing for a new coffeeshop. Sounds mid-mod.

Can somebody remind me -- are there two retail spaces in Brunsfield? All I can picture is the big double-height space, which seems like it's much too big for a coffee shop.

You could probably subdivide the space, but right now it's all one big, open-concept thing that's completely unfinished.

They state "Spyhouse Coffee Roasters is opening their fourth cafe in one of the retail spaces located in Brunsfield North Loop..."

So not taking the entire space, I assume.

Is there a space on either side of the exterior pass through off of Washington? Or is the northern-most area all lobby area for the building?

So that side is just one big space. Otherwise it wouldn't have "180 linear feet of full height glass storefront along three sides." The second space must be on the lobby side. Seems the more likely one for Spyhouse.

Hmm, looking at pictures, there does appear to be a separate space across the pass through. For some reason I don't remember seeing that much space when I snuck into the lobby with some friends one time (door was propped open and we wanted to check it out).

This area was screaming for a decent coffee shop, just to hang and relax. The Caribou by Target Field is great, but quite a distance. I see Spyhouse to Mpls. what Intelligentsia is to Chicago. Still wish we'd get a full-scale Intelligentsia here as well.

It will be a great asset for the northern/western part of the North Loop.

As for comparisons to Intelligentsia, I kind of wonder if Dogwood is a better example of a similar coffee shop for Minneapolis than Spyhouse. I always get that vibe when I go to Dogwood, especially when I'm paying... :shock:

I second Grant's comment... while I think the neighborhood can and will do well with more coffee shops, no love for Corner Coffee?

Yes, Dogwood is a much better comparison. Spyhouse has really only really cared about quality in the past couple years. And they are still very much finding there feet, in that regard.

I'm drinking Costco coffee right now. To be followed by some breakroom swill from the office machine.

I'm not paying $3 for coffee, I'm paying $3 to spend a short bit of time in a comfortable chair in the midst of exposed brick basked in abundant natural light.

And I miss Anodyne.
