That's going to be a really nice area once it gets developed. Kind of reminds me of what they are doing at the old Ford plant in St. Paul.

New 7 story apartment building proposed at the corner of Second Street and Sixth Avenue SW. The “Citywalk Apartments” would feature 131 units and 3 floors of underground parking.
The apartment complex, called Citywalk Apartments, is being proposed by Wayzata-based 988 Rochester LLC, led by Clark Gassen. The complex is slated to be built at 604 to 612 Second Street, where a small commercial building, the Second Street Villas apartments and the former Just Rite Foods building now stand.
Plans show three floors of underground parking and some on the building's first floor with a total 137 spaces. A pool deck is planned for the second floor.

Rochester had an RFP for a surface lot at E Center St and the Zumbro River, and it looks like Sherman won (pending Council approval) with plans for a...

-13 story tower on the river with 209 market rate units
-5 story building along Center St with 80 affordable housing units (60% AMI)
-362 space parking garage between the two

It's a small building that's not a part of the development site. For many years, it was the office for the Rochester Honkers baseball team whose stadium is across the river.

Anyone know the tall building being built by Discovery Square? Not the cool looking R&D one, but a block south of that. I saw a photo DMC posted and it looks to be 10 stories already. Is it just a parking ramp? Or something better?

It is just a parking ramp, and should be topped out now. Hope they start building larger discovery square buildings soon, as even the third one will likely be shorter than the new parking ramp.

It is just a parking ramp, and should be topped out now. Hope they start building larger discovery square buildings soon, as even the third one will likely be shorter than the new parking ramp.
The new one by the Opus building will be really cool looking. And I think that is 15 stories high. I can't remember.

I agree. That building has a really standout design. It will be 11 stories, so should be taller than the parking ramp. I was just thinking about the Discovery Square buildings developed by Mortenson (next should be around 7 stories). That whole area is gradually coming together though. Everything built so far looks great and they are also constructing the discovery walk now. Fun to see the transformation of what was largely just parking lots with a couple small buildings here and there.

Proposal revealed for the former YMCA site:
The firm, Enclave, has entered into a purchase and sale agreement with the YMCA of the Greater Twin Cities to acquire the former YMCA property on the south edge of downtown Rochester next to Soldiers Field Memorial Park. The company is proposing a seven-story, nearly 220-unit, multi-family residential project at the site.

There are some changes to the proposed apartment building near the civic center:
The plan calls for creating approximately 335 new apartments — 250 with market-rate rents and 85 at more affordable rents based on income requirements.
The market-rate units will be in a 14-story, L-shaped tower facing the north and east side of the lot, while the more-affordable units will be in a four-story L-shaped section along East Center Street and facing west.

Nice project. Rochester needs a ton more downtown residences so this will be leased up very quickly.

Interesting little article about some big potential Mayo developments in downtown.

It sounds like Mayo is planning for several major projects near the Mayo and Gonda Buildings.
