Re: Lyndale Ave & 54th Street area
What's the new building going up south of the (new) Walgreens? Tenants identified?
I think we knew there was a building planned, but I don't recall seeing plans or anything come forward

TITLE Boxing Club: http://www.southwestjournal.com/news/bi ... xing-club/
That article doesn't explicitly state if they'll be the only tenants or if there's room for more, but that lot is sizable.

Also, (don't know how to substantiate this) but the rumor is that the owner of the old Beek's pizza site has until July to begin the project or it must go back through entitlement. I've been wondering if the only reason that they allowed demo is because the building was condemned due to fire. Usually the city doesn't issue stand-alone demo permits lest a hole in the ground sit dormant for a year (see Beek's pizza site).

Re: Lyndale Ave & 54th Street area
From the staff report (first post in this thread) "All site improvements shall be completed by June 23, 2016, unless extended by the Zoning
Administrator, or the permit may be revoked for non-compliance." Two years is fairly standard.
The SWJournal did just report that they were about to start and very expensive building permits have been issued. I wouldn't have been remotely surprised to see this small project not move forward, but it sure seems like they haven't given up yet.

@twincitizen: Duh. Sorry about missing that information in the first thread. $37,000 might be chump change to these people. I believe they own the "Starbucks building" across the street. Who knows what else they own...

Pollution concerns stemming from a former dry cleaner that was located in the area (specifically the new Walgreens parking lot): http://www.southwestjournal.com/news/en ... ated-area/

Utility boxes on the front corner? Now that's just some lazy cost-cutting.

This shouldn't be allowed by zoning code. Lazy, cheap and unsightly.Utility boxes on the front corner? Now that's just some lazy cost-cutting.

Excavators are on-site at Beek's pizza. I guess that that bad, low-use, low-density project is going forward. That sucks...
Re: Lyndale Ave & 54th Street area
Well, because the parking is on the other side, I guess this could be considered the back of the building. :/This shouldn't be allowed by zoning code. Lazy, cheap and unsightly.Utility boxes on the front corner? Now that's just some lazy cost-cutting.

Re: Lyndale Ave & 54th Street area
Is it allowed by zoning code? Legitimate question worth asking zoning/planning staff. At a minimum, these items are usually required to be screened by landscaping. It doesn't appear that's really going to be possible in this location. Could very well be out of compliance with code. This shouldn't be allowed by zoning code. Found out the 2nd retail space in this building is going to be a Sport Clips.

Re: Lyndale Ave & 54th Street area
Have anyone been by the Beeks Pizza project lately? I know nothing about it but about 2 months ago they drove some piles very haphazardly and then made a half-hearted attempt to pour some footings and to build 1/3 of a concrete block wall - since that little flurry, nothing has happened on the site. From appearances, it looks like they threw a few thousand dollars at making it look like construction was occurring so that they would stay within their permit requirements. Is this thing dead?

I first read that as "Has anyone been to Beeks Pizza lately?" and was gonna have to be all sorry-to-break-the-news-to-you...
Re: Lyndale Ave & 54th Street area
Not sure what the status is, but I did notice the ridiculous piles the other day.

Does anyone know off the top of their head what development agreements with the city say about the limits regarding "uninterrupted periods of work" that *should* be governing this kind of thing?

Re: Lyndale Ave & 54th Street area
I would guess that have some financing or environmental issues to contend with.

Re: Lyndale Ave & 54th Street area
That's what I'm getting at...environmental issues should have been understood a LOOOOOONG time ago; I think the issues are financing related which makes sense because this project makes very poor use of the possibilities for this corner.I would guess that have some financing or environmental issues to contend with.
