Typically, demolition will begin sometime between immediately after approval and never.

They should just build it to over 500 feet to make people go nuts that our latest super tall will be outside the core.

This is really coming into itself! I'm happy they've done something with the crown, though I think it could be a little more graceful. I like the subtle curve detail down the building, and I'm really happy that this is looking much more glassy than hiding behind all those solid balconies. The street presence looks great with those units on the central side of the podium. Can't wait for this.

Here are some deets from the report, which we may not have seen before:
The applicant is proposing to demolish the existing structures and construct a new 40-story mixed use building. The building would include a total of 207 dwelling units, 6,700 square feet of ground floor retail space, and 333 parking spaces. The parking spaces would be located in three levels below-grade in addition to the first four levels of the building. The retail space would occupy most of the Central Avenue frontage. A service drive accessed from Central Avenue and a loading area would also occupy the north side of the ground floor. Vehicle access from 2nd Street, including a porte cochere, and the main residential entrance lobby would occupy the south side of the ground floor. The first four levels of the building would make up the podium. An amenity level would be located on the 5th floor. The tower would have 37 levels, including a mechanical penthouse level, which would be topped with a decorative parapet. A certificate of appropriateness is required to allow the proposed demolition of the structures on the site. If approved, a separate certificate of appropriateness is required for the proposed new
construction.

This project was reviewed as an informational item at an HPC meeting in October 2015. Changes to the design of the building since then include the following:
• Liner housing was added on floors 2-4 adjacent to Central Avenue.
• The pergola on the amenity level adjacent to 2nd Street was removed.
• The residential lobby entrance was recessed and is now separated from 2nd Street by the porte cochere.
• Decorative screening between the porte cochere and 2nd Street was added.
• Design of the building “cap” has changed.

Just what this needs, more stupid delays. I mean, it's not like this building cycle is coming to an end soon, right? If this doesn't break ground this year it seriously jeopardizes the chance of this ever happening.

It's a little rich for people who make petitions all the time and complain when they're ignored to get upset at petitions when someone else's gets a hearing.

Nobody here is making a petition to build tall building because the developers are well within their rights to do so already. The neighborhood approved it, and the heightbitchers failed to make their case at even the most local level of democracy. Now they get to say screw it and petition and study this thing to death and get their way regardless? How is that fair?
