Lagos tacos and iron door pub are closing this month. Lyndale between lake and 29th has had alot of closures the past year

Permits from the city call it a coffee cafe. But it is owned by Umbra Arts and they look like they set up an art gallery/gift shop in there.

The former apple store has sold for 1 million to developer first and first with the goal of the building housing a local retail or bar space

I have this growing feeling that after the road construction is done and both the B *AND* E lines run right through its heart that Uptown is going to see a revival. The streetscape improvements are making it much nicer of a walking environment, and the urban amenities are just too good to be in a recession much longer. It's probably going to have some of the best transit amenities in the state outside of the U of MN (and despite being kinda far away, the SWLRT will add to this), it's dense, it has good biking infrastructure... It just cannot be neglected much longer.

I can’t see the whole article behind the paywall, would this replace just the former cb2 and kitchen window? Or more of the mall?

Based on that image at the corner of Hennepin and 31st, with the Seven Points crown at Hennepin/Lake seen in the distance, this looks like it's just focused on the cb2 and Kitchen Window. Original design was 272 residential units according to the (as of yet un-updated) entry on the Doran Cos website for the project, this will have 226.

Commercial space is down from 10,950sqft to 7,100, which isn't a major loss since it's not like Uptown is hurting for available commercial right now.

I definitely agree that something is better than nothing right now, and if we were going to settle for "something over nothing," this is the part of the development to do it in. Right size the commercial parcels, chip away at the dead mall, put 200+ units worth of residents in the heart of Uptown. My hope is that they continue to keep the vacant lot open until they can crack 10 stories.

But even if we get a placeholder development on that parcel too, there's nothing so valuable in Seven Points that anyone should be upset if one day the rest of the mall gets bulldozed to be replaced with a residential tower and a right sized amount of retail. Who knows, if a development like that were to be successful, it might inspire other property owners who have a dead mall portion to their mixed use development to finally rip off the bandage and tear down the mall for more housing coughcitycentercough

This F&C article notes the project has 228 units, an increase of two from the info above. The 7,100 sq. ft. of retail mentioned above was a pittance, but made sense considering the glut in the area overall. Including no retail space at all along Hennepin is a travesty though. Correct! No retail - just tenant amenity stuff on the ground floor, mostly along Hennepin. Pretty lame but it's probably the only way they are able to make it work today - no retail, no new parking, and no giant ass podium either.

Man that sucks so bad. With the news that LA Fitness is closing too, they should honestly just start over and demolish the whole block. The mall interior is never coming back to life and ~300 new residents isn't enough to make a damn bit of difference. Keep the parking ramp and build two new apartment buildings totaling ~500 units with some ground floor retail facing both Lake and Hennepin.

Yikes. The city might think this is OK for now but long term it is a terrible decision. If and when Uptown begins to revive itself I anticipate that this will be seen as a big mistake just like any of the buildings downtown with no street frontage are. That being said more residential is always a good thing, but sheesh what a lack of long term thinking.

This is a big ol stinker and frankly makes me wish Doran had followed through in their threat to never work in Minneapolis again. A full block along 31st (plus a hundred feet or so of the Girard ped mall) with no doors, no walk up units, no positive contribution to the pedestrian experience? Belongs in 2012, or in Minnetonka. Dead "amenity space" on the Hennepin frontage? Ugh. The private, fenced off walkway from Hennepin to Girard is annoying... that would be a very useful public walkway connection linking the mid block crosswalk on Hennepin to the parking ramp pedestrian entrance on Girard, although I can understand the crime/unhoused population concerns that would lead them to fence it off. Even the center amenity courtyard to the north of the building mass is not going to be a pleasant space 80% of the year when it's in the shadow of the building. Like... every other Uptown apartment building got that right & put their courtyard/pool deck on the south side of the building in the sun. Not rocket science.

But there's a lot of political pressure on the city to adopt a "business-friendly" stance, towards Uptown in particular. The city has no negotiating power right now to push for a better design, and they don't want the egg on their face from Doran walking away and crying to the Strib about how mean and socialist the politicians are here. Even if I would happily let Doran walk away and enjoy five more years of a DIY roller skating venue activating Hennepin Ave... I know I would not win any municipal elections anytime soon on that platform.
