Portland Tower - 516 S. 8th St.

This site was originally supposed to be Sexton II, then in April a tentative plan emerged to build a 34-story apartment tower (http://www.bizjournals.com/twincities/b ... l?page=all), now Jim Stanton will purchase the site and build condos.

The condo building will include underground parking that will be shared with residents of the Sexton.

That's not a very big site. It's going to have to be taaaall, to get the amount of parking he thinks a downtown condo building needs. Not that that'll be totally out of place next to Centre Village.

Edit: Oh, underground parking. Deep, then.

I can confirm this, however it will be 15 stories, not 34. Construction to begin this fall, completion in 15 months.

I'll go out on a limb and predict it will look very similar to Stanton's Stonebridge Lofts and The Eclipse proposal ;) . Not that it necessarily is a bad thing for this site, as long as there is decent street frontage. It should turn out to be a relatively no impact "filler" project.

Glad to hear there's finally going to be something on this plot. This will be the first new project in the Elliot Park neighborhood in nearly a decade. The last thing to go up was Skyscape (2005).

15 floors seems a bit short, for this lot, but I'm sure this will help kick off a new interest in this side of downtown. Can't wait to see what the building will look like.

Yeah, I wouldn't mind it being ~25 stories like Skyscape and Grant Park, but I won't complain about 15 either. There's obviously still plenty of room for taller towers in this area.

Even if you don't like the height, just think optimistic thoughts. It's -1 infill building AND -1 surface parking lot.

The surface parking lot is Thrivent's. This .25-block lot in addition to their other 1.5 blocks of surface parking are a real eyesore.

When you look at the aerial map of this section of downtown surface parking lots are in the majority and basically they're all eyesores! The good news is there is lots of potential with the advantage of being simpler to build on as they are already vacant. I think we will see more and more projects going up in this area as development around The Yard (to the north) is completed. It's a building boom just waiting to happen.

hopefully the lot size forces him to do a less suburban feeling project not a lot of room for covered car entry and all that jazz. I'm hopeful, even if it's a simple design it'll fit in with the sexton

I agree. This site is smaller than The Eclipse and will be harder for him and Oertel architects to screw up from a design standpoint. It's a corner infill project at a fairly inconspicuous intersection of downtown. It'll be barely noticeable in ten years when other projects sprout up around it. I can't help but wonder about the parking issue and if Mr Stanton will refuse to build it unless he gets his way? lol

I don't know much about the parking though but I do have a friend of a friend who lives at the Sexton and he was told that he will be able to purchase a parking space at 50% market, for 12K.

So we have our parking answer: an utterly blank yellow podium of about 3 stories or so.
