That street isn't part of this plan because it crosses property lines. The city has talked about putting it there, but has to work with multiple property owners. It would be a great addition.

Grandview District Redevelopment - Edina
Interlachan Court Apartments, 5300 Vernon, were recently sold because the reclusive millionaire owner died at age 100, she kept rents far below market rates for Edina. The new owner is bringing the rents near to the immediate area rents and tenants are being shown the door (60 days) if they can't pay new rents. Many have lived there a few decades and are very elderly. An example was a resident paying $740 having rent jump to $1,195. Up $455/month.

On the back of the story on Edina favoring teardowns...The city does not usually get involved in private real estate transactions, City Manager Scott Neal said. Edina, he said, does not have individual tenant protection policies.
“This is a policy area that we’re going to have to get serious about,” he said.

Regarding Grandview Green (Hwy 100 lid)
- Feasibility study conducted by city in May 2017
- Found total cost of lids and infrastructure would be $70-90M
- 13 acres, 2.4M new sq ft of private development
- Increases tax revenue from $2M to $100M per yr
- 5 year plan shows possible construction starting 2020 and ending 2022
The Villas (W 49th St)
- Developer will receive approval for 12 condos in a 4-story building and 5 SFHs
- Feasibility study conducted by city in May 2017

Yeah....$100M per year added revenue would be a game changer for the city. I find that figure very hard to believe. Just some fuzzy math off the top of my head: $100M per year would have to equate to at least 10% taxes on properties worth $1B. Maybe it was a typo, and should have read $2M to $10M per year. That'd be more believable. $2 - $100 is also an insanely wide range.

Maybe it includes all improvements that could happen including already coming bus garage and future municipal site development?

Hennepin County asked the city of Edina to upgrade the classification of Vernon Avenue, from W 53rd to TH 100, from b-minor to a-minor arterial.

The article mentions thus means functionally the county can apply for federal funding to help. Vernon ends up as a major reliever of traffic when 62 is backed up and right now is a major reliever with 169 closed at Nine Mile Creek. The Vernon bridge over the Dan Patch line is 75 years old and reached the end of its useful life and its structurally deficient. That bridge is due to be replaced in 3-5 years and the classification upgrade is said that it can help the county get funding to replace.
The bridge design of the replacement bridge better accommodate a new future use of the rail, be it making room for upgrading from single track to two track, or a future with a north-south regional trail.

Edina’s Economic Development manager presented an update to the Planning Commission on Grandview, with a seemingly aggressive timeline. There is the potential for a “food hall” or other restaurant/cafe.

This will be fought vigorously by certain neighborhoods. Adding this makes a proposed TH 100 cap closer to justifiable.

Yes. If/when the Dan Patch Corridor is built and Edina gets at least one station this area will definitely have it.

With the cap, wasn’t there also talk of a (far-off, hypothetical) rail line along Hwy 100? That might be more palatable than Dan Patch—and help in the process of converting car space to transit space.
Once you get over the shock, this development looks like a great idea. It’s nowhere near single family homes; the Art Center is on a main street rather than buried on a side street in the back; and the parking is mostly buried.
But it nags at me, much as the Stella, Guitar Center/Hazelton, and Pentagon Park North developments do: sure, it’s much increased density overall, but is the ground level dense enough to be pleasantly walkable, or is it still too much “greenspace” and car-oriented?
Judging only by the mockup in the article, it looks like there’s some sort of green embankment at the southeast corner, presumably to protect sensitive suburban eyes from the (not very tall) artist lofts? Also, the tower is at an angle on the property, screaming “look at me!” without any destinations (except maybe a restaurant) on the ground floor.
As small as these neighborhood commercial nodes are in Edina (compared to the great swaths of SFHs), I really think they need to be as dense as possible on the ground level, without setbacks from the curb and with multiuse destinations in virtually every building.

17 stories seems pretty tall given existing precedent at Grandview. Their original redevelopment stab seemed to be an "old world walkup" style, and this is a stark departure -- more, tower in a garden.
Personally, I'd rather see development of significant structures focused at Southdale, rather than an oddball tower here. As for being close to SFH -- if Estelle was too close to SFH, this probably is too. It's about 650 feet from houses on 49th or on Hankerson Ave. I don't think that's too close, but I think neighbors there may disagree.
Unrelated: I was just over here today and was surprised to see how far back that new sound wall goes. It's not just along TH 100 and the ramp, but all the way along the north side of 50th to Interlachen. It looks absolutely awful. I sometimes dislike the 77th St sound wall in Richfield, but that is at least shorter and landscaped. This is a stark, painted, 20' wall with a sad sidewalk wedged between it and the road.
