Fully half of that $100 million price tag is for (underground) parking.
The city’s architecture consultant suggested that much parking may not be needed in the future.

I'd be thrilled to get a lid anywhere. I don't think this is the best place for it in the whole area, but it would be great to get projects like this happening somewhere to prove they can work around here. So I'll take Edina's being first if we have to.

It seems to be the most logical place in Edina, anyway.
I’m not enthralled with lids—to me they feel like bike lane bollards: a (perhaps necessary) temporary solution to a bigger problem.

I don't understand it unless the land values are so insanely high that it's stupid NOT to build a land bridge. I'm not sure this area qualifies, nor do I think it qualifies almost anywhere in MSP, but I think it makes more sense in places where the neighborhood/fabric was literally torn apart due to a highway's construction (e.g. Rondo in St. Paul, Ventura Village/Phillips in S. Mpls, and maybe the area between Cedar-Riverside and "East Town"). Another caveat may include the continuance or capping of a major arterial street, like Lyndale/Hennepin (already done), Nicollet Ave, and maybe Rice/12th/St. Peter St. in St. Paul.matt91486 wrote: May 2nd, 2018, 3:17 pm I'd be thrilled to get a lid anywhere. I think if you look at it from a pure land value perspective you're probably right -- I just personally think there's some value to reducing the impacts of the freeways, etc. that's worth some degree of cost. But yes, I agree that the places you're mentioning make more sense, absolutely. But it sounds like this will be from a revenue source that won't affect the possibilities of any others, so if it just serves as a local demonstration of the viability, I'm on board.

Oddly, though, the Grandview plan (not the transportation plan) split the area into 2 parts, where the parts west of Vernon were still to be considered car oriented. I have no idea how that got in there.

Yes, it’s exasperating that this area is taking so long to redevelop.
But not every project deserves to live. Some projects are better than others. The housing that’s going up right now next door to this site, for example, is a good project.

The 17-story project that this was earlier this year was a good project. This is a shame, especially coming on the heels of things falling through in Pentagon just a couple of weeks ago. Losing 800 planned units of housing in two weeks is a lot, even by Edina standards.

In a perfect world they would leave enough width for two tracks, a trail, and a station platform. I won't hold my breath on that, but at the very least it would be nice to have enough room for two tracks.
