I think that the description is correct -- the lot at 2644 Nicollet has been used for remote valet parking for Icehouse, I believe. And the previous development of that parcel included a parking lot but conspicuously left a buildable parcel behind (you can see this from the aerials).
A shared parking facility for Eat Street makes a ton of sense to me. The location I've always advocated for would be the Black Forest lot plus the lot to the immediate south. Centrally located, and should be big enough to accommodate a two-bay parking structure. The financing of such an undertaking is, of course, another question entirely.

I always thought the lot at 2644 Nicollet belonged to Christo's. Also, It amazes me that this lot has remained vacant so long.
The large Black Forest lot with neighboring lot makes sense to me also, but I would prefer something with access from a different street instead of only Nicollet. It makes it harder to calm Nicollet if it controls access to the large district ramp. You might be able to add access onto 1st, but that isn't a huge help.

Perhaps not terribly surprising, but it was interesting that the article notes multiple developers bidding on the site. Makes me wonder if we're going to hear about more apartments spring up in the interior of Whittier soon.
Another thought: This is going to put two discount grocers (Good Grocer and the future Lyndale/26 Aldi) just a half-mile apart. Wonder how that will impact Good Grocer (probably not much)?

Really happy the found a spot relatively close. However, the new location is much less of a food island than the previous. However, they'll own this property, so that's great for them.Apparently Good Grocer has found a spot to build a new home on Eat Street.

The address listed in the article (2644 Nicollet) does not match the description (parking for Icehouse/Vertical Endeavors), but both of them are parking lots. Looking at the map, it made me remember that Eat Street is littered with small (and some not so small) parking lots that could be great businesses instead. Has the neighborhood association or business association considered pushing for a shared parking facility? I was thinking something similar to the shared lot in Lyn/Lake or preferably something like the district parking structure at University and Hennepin in Northeast.

I had a similar thought and agree. However, with the difficulty in getting affordable housing done it'll probably delay things. But then in North they have the Wirth Coop with what I believe is affordable housing above.Man. Units are market rate. Must have to be to help subsidize the rent for GG.

Surprised they didn't stick with the 'haunted self storage' aesthetic. Thought that was a real winner.

I'm just really glad they got rid of the windowless expanse on the south side of the building (even if the windows they've thrown in look kind of odd).

The Good Dwelling apartments have been open for a while (like a year?) now, but the Good Grocer itself will reopen on January 22nd.
