Apple Maps Flyover to be specific with screen recording turned on. I’m going to try a flyover tour from the Calhoun Towers and maybe 200 Central after.

Question: How do readers feel about the arrival court that we have designed from 12th - it is ingress only? Aesthetics, design, inter-activity with uses. Looking for feedback from a resident perspective and a pedestrian/bicyle/automobile/car-sharing/retail use/etc. experience.

I think you could accomplish the same thing with a ride share "station" where the ten guest spaces are along the alleyway without needing to sacrifice the street frontage along 12th. When you look at the arrival court in the plans directly next to the 5000 square foot retail parcel, it's kind of silly to use that much front facing space when the back alley could perform the exact same function.
This is especially true if it's just ingress - since any cars that come in will have to use the back way out anyway.

I did a crude hack of the plans as they exist - By only taking out 3 guest parking spaces, there's now additional retail, ride share loading next to the existing loading area, and the remaining space is a way to get to the loading area from the lobby.

I like it - that's what we were really going for - thinking about ride-sharing pick-up / drop-off and also something like the near future potential for a autonomous bus vehicles (larger autonomous rides). On the 12th Street frontage discussion, I want to make sure the retail meets the street level in a nicer and more accentuated manner than, say, Nic 365's facade does. That example seems VERY harsh - the building is just entirely coming down to the street level with very little attenuation. That's the reason for the step-back there.

Oh absolutely. With regards to the 12th street frontage the white pillars could be used more as a means to draw people in if they were designed in a more aesthetically pleasing manner. The Voya building comes to my mind, but I'm sure there are plenty of other examples. Including some that'll better match your architectural style. They could become a gateway to the commercial spaces.

32 floors and 348ft to roof line. We should have full plans by June 11.

Beautiful tower that works well at both the base and on the skyline. Great addition to downtown Minneapolis.

Glad to see the removal of the "arrival court." Still wish less of the first floor was devoted to parking, but this looks like a really solid project.

Thanks readers - feedback was really appreciated. This is a unique location, and by minimizing the overall total sqft dedicated to curb cuts, I think we have created a site plan that is not confusing for non-vehicular uses but is not confusing to vehiclar users either as that mode of transit hopefully continues to evolve from parking a privately owned car to maybe just getting a ride or ride-share.

This tower is better designed than the Gateway. Kudos to Alatus—they are clearly the best developer in town.

Looks like it. The decorative lighting feature surrounds the rooftop equipment and is about 50' tall, then the spire (also lit) is another 58' taller than that. It's not clear whether they're actual video boards like Target and the Guthrie, or if they're color washes like the 35W bridge, etc.
