I kind of wish they would add some color like it's neighbor, but different. Not blue because of the Guthrie. Perhaps yellow.

I like it -- elegant and simple, yet not. I like colors just like everybody else but not every bird has to be a peacock to be beautiful (an old saying I just made up).

Earlier renderings were very colorful. Mostly orange, IIRC. I think I like it better this way.

Projected DEED Request: $225,000
Projected Metropolitan Council TBRA Request: $19,500
Projected Hennepin County ERF Request: $19,500
Sherman Associates plans to construct a new building that includes eleven levels
(plus rooftop terrace and clubroom) with 122 market rate residential apartments,
three levels of underground parking, and associated amenity spaces including
fitness room, multiple club/community rooms, and outdoor pet exercise area. The
projected total development cost is $44,241,480. Grant funds, if awarded, will be
used primarily for soil remediation.
The site is zoned C3A with the Downtown Parking and Downtown Height Overlays.
It is classified as a residential project, which is a permitted/conditional use in these
districts. In general, the project is supportable, but there may be changes
recommended by staff during the public hearing review and approval process. The
development site is located in the Downtown East neighborhood. The site is located
in the Downtown Growth Center and Mill District Activity Center as identified in The
Minneapolis Plan for Sustainable Growth. The future land use map in The
Minneapolis Plan for Sustainable Growth designates the site as Mixed Use which
supports the proposed use of residential. The project’s proposed use would be
appropriate in this area and would be in conformance with the comprehensive plan
for land use.

No. I like that it preserves a large light well, and creates walk up units.

Yes. Sherman can't completely obstruct the views/natural light of the pricey Zenith condo project as lots of the units are oriented towards the east facing the plaza (and soon to be Encore). Same holds true for the units facing west towards Zenith. There are quite a few ground level units at Encore with patios facing the plaza and the green space will be a nice amenity and buffer for them. The hotel I believe has an outdoor patio facing the park and the new landscaping maintains that. My only gripe is it would have been nice if the project had a couple restaurant/coffee shops etc. fronting either the park or plaza to create more pedestrian activity in the area.

I spoke with someone last night who is with the architecture firm doing the interiors for this...He said 2 bedroom units will rent for 6k! He expects that this is the type of building a lot of companies downtown will rent units in for traveling execs.

Given that this block is a PUD, I find it odd that they didn't plan it to maximize the park frontage. I'd think it would have been pretty low-risk to include a one-story podium on Zenith that came to the lot line and could have created a continual street wall when the adjacent lot was developed. But it seems their primary concern was maximizing skyline views.

With that being said I thought they did a good job with the green space, it's creative. They don't use the entire block as just the building, they cut some off to make a shared area between both buildings.
