O2 - Washington/Portland Mixed Use - 22 stories - 247'
Whopper coming to the DMNA LUC meeting on July 10th.
A new mixed use development is proposed for the block bounded by Washington, 5th Ave, 3rd St, and Portland. It'll cover the entire 3/4 block that isn't the Crooked Pint/Eagle Bolt buildings, and include:
- 22-story, 250 unit multifamily tower with two levels of underground parking
- 312 space public parking ramp
- 6-story, 90 unit low-income housing wrapping around the parking ramp
- ~6,000 sf of retail/restaurant space at the corner of Washington and Portland
- replacement, expanded fire station integrated into the development.

This is awesome.
It’s great that the developer is willing to build low income housing, not just affordable housing. I would assume that this project wouldn’t break ground until next year, I think projects like these take awhile.

Almost certainly. They haven't even scheduled an appearance at the Planning Commission yet. I'd be shocked if they broke ground before April or May 2019.

The building code requirements triggered by a fire station at the base of a 22 story residential building ... seems tricky and expensive.

How so? Fire stations don't regularly burn. It's just a big garage with some residential and office uses attached to it

Looking at the email again, looks like it's a Planned Unit Development, so the tower, parking ramp/affordable housing, and fire station are likely separate but attached buildings. I doubt MFD would be cool with just not having a downtown fire station for a year and a half, so I'm expecting that the new station would be on the corner of 5th and 3rd and complete before demo of the existing one.
We'll find out more in a couple of weeks.

Amazing news! I noticed there were bore patches in the parking lot last Friday (when leaving 3-4-1s). Looks like the Subway corner building is owned by the same entity that owns the Crooked Pint/Caribou/Core Yoga building - so that likely won't be going either.
The Sawatdee surface lot at Washington & Chicago is also prime for something too - especially after seeing the Trader Joe's parking lot redeaux.

This seems correct to me, especially if the alley ROW must be maintained. That would mean tower (with underground parking and base retail) at Washington and Portland, new fire station at 5th and 3rd (first building constructed), and parking/housing filling the rest of space and anchored at 3rd and Portland.That's all the info I've got, but I'd imagine that the tower will be on the Washington/Portland corner.

Will this be about the same height as the Wells Fargo towers given that it's residential? Regardless it would be a skyline changer if built. It seems like the last vacant lots are being quickly snatched, however I'm wondering what all will get built before we go bust?

That’s what I’ve been thinking about as well. I was thinking about that in particular when I asked earlier if anyone thought this thing would break ground this year.
Maybe with all of the urban mobility technological changes that are coming, this apartment and residential boom will continue for a while.

There's not necessarily any difference. Federally, HUD defines low-income as earning 80% or below area median income (AMI). For the Twin Cities, that's $71,900 for a family of four: https://www.huduser.gov/portal/datasets ... ummary.odnIt’s great that the developer is willing to build low income housing, not just affordable housing.
Locally I'm not sure what the official definition is, but I often see "low-income" used to mean 60% AMI, which per Hennepin County is $56,580 for a family of four, or rents starting at $1062/month for a one-bedroom. Not only is that not any kind of common sense understanding of "low-income housing," that's actually higher than the average one-bedroom rent in the Twin Cities.

I'm guessing making it two-way east of 5th Ave S would be tough, since 3rd Street one-way from the 35W interchange isn't going anywhere, and is divided as a one-way with 4th Street north of the stadium. Without significantly changing those streets east of Chicago (which is possible, in theory), it likely would be a tough sell, especially to the MSFC & the Wilfs. I suppose the two-way could end at Chicago, with a right turn to then use 4th - but is 3 blocks of a two-way really going to be worth it?Seems like this project would be a great time to consider:
