Yesterday during evening rush hour things were pretty quiet at 11th and WRP (there were cars going through, but no real backups), but sorta weirdly, cars backed up on WRP in both directions about a block away. Not hard to see how that could get worse at times.

Aesthetically and planning-wise, that's where my head went first as well. But there are two problems I see with that.Couldn't they put in a woonerf along the old railroad edge in the back, extend the Dinkytown Greenway, and make it a feature rather than a bug? Ryan owns two of the three parcels between the old railroad edge and W River Parkway.
First, as you noted, the don't own the Red Cross parcel.
Second, if you look at how the lots are laid out, adding the woonerf would probably kill a LOT of parking spaces -- like, maybe half of them in the Red Cross lot.

True. Would have been great if Ryan and Stanton worked together when the Legacy was site planning.
Fantasy map time: Of course, this section of former NPRR alignment east of Gold Medal Park would be an excellent place for a heavy regional/intercity passenger rail portal taking trains from the NP #9 bridge and Dinkytown trench to the double-level LRT + heavy rail tunnel.

The renderings they showed the DMNA back in March included a very nice looking extension of the Greenway to 11th, but it appeared to be entirely on the Legacy and Stonebridge lots, and they didn't specify how they were going to actually make that happen.

There was an update presentation to the DMNA tonight. They're giving up on the West River Parkway connection, and access to the site will be via Padilla's existing curb cut on 11th. However, they aren't really changing the site plan, and will be paving a dead-end driveway up to the edge of the park board ROW so the condo association can take up the fight in the future. Hopefully that goes away during actual construction.
They have also moved the Greenway connection onto their property, and will build it if they can work out a deal with the Red Cross or the Legacy to actually connect it through to 13th.

It's far more refined than the Carlyle. I like that it's also going for less of a square look than Carlyle it's faces aren't all identical which is nice. The huge arched window on top is strangely out of place or proportion, though, kinda weird.

Being able to afford those half floor / full floor units would be the ultimate life goal.

The 3.4 parking spaces per unit is giving me an aneurysm. I know wealthy people own a lot of cars, but that ratio seems absolutely insane.

Not sure how they're determining how those spaces are separated out, but at least there's a reason.The minimum parking requirement for the project is 62 spaces. The project is
within the bounds of the Downtown Parking Overlay which has a maximum parking requirement of 1.7 spaces
per unit making the maximum parking for the project 210 spaces. The applicant is proposing to replace all of
the surface parking for the office tower in the new residential structure as well as some surface parking stalls.
The project is providing 297 residential parking spaces and 128 office parking spaces in the structured garage
and 68 surface parking spaces for the adjacent office building

You're right, they're bundling some of the office parking into it. That mollifies me... slightly.
But only slightly. It's still an obscene 2.38 spaces per residential unit. Every applicant to the PC or CoW with structured parking should be challenged to eliminate one full level. I guarantee no future resident would notice.

My partner said it was a Minneapolis Frankenstein Wells Fargo, Rand Tower, Carlyle Plus a little pinnacle at the falls to boot. That window reminds me so much of the towers across the river.That arched window makes it look cyclops-y
