Re: Parkway 25 (Vescio's/ValuStay site) - St. Louis Park
Parkway 25 removed the proposed restaurant, but increased the commercial space from 9,000 to 12,000 sq ft.

The change allows them to reduce the required parking, because restaurants are huge parking needs. The developer is putting in medical offices for a tenant who was in emergency need of space in the area.

Re: Parkway 25 (Vescio's/ValuStay site) - St. Louis Park
I was hopping around the SLP agenda hunting for something entirely different and I saw this was in the April 22 agenda. https://www.stlouispark.org/home/showdocument?id=13490
With Parkway 25 completed, Sela has come back and proposed 3 new buildings and rehab of 2 existing for 191 units (total) redevelopment. 55 of the existing units are considered NOAH. Rehabbing/maintaining 14 of those. With the new construction only 27 new affordable units. 41 total affordable by including 14 rehab + 27 new. Going from 55 to 41.
The city now has a policy of 1 for 1 NOAH replacement. Not sure how the city would like this test of the inclusionary policy. I dunno, it feels like we're short 14 affordable units.
To be called Parkway Commons. The West Lake station area could get a whole bunch more.

Here's the area from an old Flyover model for comparing the change in the past few years time.

Man, that highway + service road combo is so dumb.

Yours is practical and realistic! I made this one ages ago, before 100 was redone.

Re: St. Louis Park - General Topics
There is a public meeting on October 29 to take a look at the plans for this Parkway campus at 25 and Inglewood. 247 units including an 11-story building.

11 stories is a change from the last update I posted over in the Parkway thread. I think that was 5 back in the spring.
Re: St. Louis Park - General Topics
Would be neat to see a little more mixed use, but might not be completely suitable for that space.

Re: St. Louis Park - General Topics
The stretch from the Shoreham through the Parkway campus had a bit of car-centric commercial. Saint Louis Park had zero care about keeping any retail on the side of the highway with the hundreds of apartments popping up within walking distance of the West Lake LRT station.
Maybe a stoplight at 25 and Inglewood can happen tho.
(Still at Minneapolis for vetoing extending France to 31st during the Shoreham construction)

An 11 story, 84 unit building sounds kind of fancy?

Re: Parkway 25 (Vescio's/ValuStay site) - St. Louis Park
There needs to be, at minimum, a bike/ped bridge added at France over the RR/SWLRT tracks. Kinda bad that isn't just part of the LRT project. Even worse that it doesn't seem like anyone is even talking about it (?) While a road bridge would be nice too, I can't see the political/neighborhood support for it from either city. As Anondson said above, Minneapolis PW even blocked an extension of France just to 31st Street! (the ROW is split between Mpls & SLP). I can't imagine too many people being upset about a bike/ped connection being added. If SLP doesn't acquire the house at 3901 31st St (and possibly 3907 too) soon, the idea will be dead forever. The ROW was vacated south of 31st (31st to RR tracks), so private property (1-2 houses) must be acquired if this is ever to happen.

Re: Parkway 25 (Vescio's/ValuStay site) - St. Louis Park
I can understand fighting a car bridge over the railroad linking France to 32nd. With today’s mapping apps it would be quickly flooded with rerouted traffic during rush hour. Maybe even induce more traffic.
But a bike/ped bridge linking 31st to 32nd would not only create a shorter link to the LRT station (bringing access to a larger potential population) it increases safe walking access to the grocery store and restaurants and retail along Excelsior. A 31st-to-32nd bike/ped bridge would give folks access to get to the lake along 32nd instead of the unsafe hellscape of Lake Street.

Do not underestimate how long the ramps need to be in order to clear the railroad tracks on a bridge.
Or you could save a couple of million dollars and just have the bike/ped path cross at grade. I know the railroad would fight this, but come on.

Right. 23' clearance at a 5% grade is a very long ramp.Do not underestimate how long the ramps need to be in order to clear the railroad tracks on a bridge.

Re: Parkway 25 (Vescio's/ValuStay site) - St. Louis Park
Honest to god, this obvious alternative somehow didn’t occur to me once while typing the diatribe above. My point about needing to acquire the one house for ROW still stands. If someone buys and redevelops that property, it’s game overDo not underestimate how long the ramps need to be in order to clear the railroad tracks on a bridge.

Re: Parkway 25 (Vescio's/ValuStay site) - St. Louis Park
The "come on" was directed at the railroads for being difficult, not you!

That’s a fine looking 11-stories.
