Yes - the building on the south half of the block is 365 Nicollet. I wonder if this is going to be the residential option or the office option... height would be great to meet the RBC tower...

It would be wonderful to fill this hole in the mall landscape. I'm not expecting much since it is Opus and ESG teaming up on this, but even a decent background building would be a plus. The office option they showed is certainly the more interesting of the two spec pictures they released earlier, but it looked a bit like a partially opened box for another tower.

My hope for this is that the CPC doesn't let them get away with a 30' wide parking lot between the buildings like they did between Xcel and the Nic one block down. Anything past that will be a bonus.

Yep! Here's the agenda. Note that the exciting stuff doesn't start until 7:45 or so, so I wouldn't worry too much about getting there right at 6.

Opus presented to the DMNA tonight - I didn't grab any pictures, as they were having projector trouble and everything was super washed out. They were just showing the CoW packet they submitted today, so it should be posted on the city website by this weekend.
Highlights (or, well, lights)
Takes up remaining 2/3 block.
360 units, 20 stories
351 parking spaces in a podium wrapped by apartments on the Nicollet and 3rd frontages, with a big blank wall on Marquette - parking access from a single curb cut on 3rd.
Shares the loading zone alley with 365 Nicollet - they assured me that it won't be an empty parking lot fronting Nicollet like the one a block down, but we'll see.
5000sf retail space on Nicollet that I'm sure they'll have way more luck filling than the 365 Nicollet spaces, lobby on the corner of Nicollet and 3rd, walkout units on 3rd, and a glass wall looking into squash courts (?) on Marquette.
Idk. It's fine? Bland and uninspired, but it's Opus.

Did they say anything about their hoped for timeline? I’m not surprised at the bland part. It is good that they are screening much of the podium with apartments. Thanks at should be a big improvement over the box under 365. I would have been very surprised if they had announced an office tower tonight. The demand is simply not there at this time. With the huge volume of space coming on line with the Dayton project and in the North Loop, it will be some time before much more office space gets built in the downtown core. Unless a company like 3M or Medtronic were suddenly to decide they want to be downtown, we don’t currently have many big employers in the hunt for space in the urban core.

I'm glad to see the lot gone. Whenever the next boom goes there shouldn't be hardly any lots left, creating a new chapter in what gets built in Mpls.

I'm pretty sure the loading zone alley will have to be entirely or mostly plugged on Nicollet because the skyway from the library will cross to 301 at just that spot. I'm assuming that this skyway is needed since the one directly from Gateway Tower to Marquette Plaza appears, thankfully, to have been ditched.
Generally, I'm no longer assuming that anything proposed will be built. Institutions financing development love certainty, and the current economy is no longer conducive. If warning signals turn into red flags, many proposals could come to a screeching halt. Are any of you sufficiently involved on the financing side of things to provide a comment on this thought?

Yikes, not a fan. Instead of building 2 or three unique, and well crafted buildings on the block they decided to smash them all into one. Bold move Opus. At least they aren’t going all out on precast.

I think the building itself looks OK, it just seems to make some odd choices. Live/work unit on the skyway, walk up units on 3rd street, loading dock for two semis, weirdly hidden sports courts that still face the street??? Idk. I'd like it a lot more over in Downtown East or Loring Park I think. Or just not on Nicollet.
