Also just looked and no type A units are required until 20 units is exceeded. So they're all type B.

They're really bending over backwards to grant them those setback variances.
I'm really not sure that "I designed a building too big for the parcel that I own" qualifies as meeting this criteria.

Practical difficulties exist in complying with the ordinance because of circumstances unique to the property. The unique circumstances were not created by persons presently having an interest in the property and are not based on economic considerations alone.

At the upcoming Lyndale housing, planning, and development committee, there will be a review of a proposal for a 6 unit apartment building at 3525 Lyndale. I'll try to attend to get some more details. I hope we see a lot more single lot development ...

Extremely disappointing that one community institution would seek to kneecap another, all so that their users won't be troubled to walk a few blocks. This site is directly in between good bus service on Nicollet and Bryant Avenues, and directly on the route of the #23.

Well, Burger King wants to re-open the Nicollet store. They are arguing that they qualify for a non conforming use. Details:In other weird Burger King closing randomly news:Anyone know what's going on with the Burger King at Nicollet and 34th? It's been closed for a week now. There's a sign on the door that says it will re-open, but I'm started to think something more might be going on. I haven't seen anyone onsite doing repairs/remodeling (I live nearby). Maybe they had a really bad health code violation?

Burger King should absolutely be denied. It has been closed for 18 months. As the rules state, this should not be allowed to open as a Burger King again.

Zoning Board of Adjustment denied the request. It was a unanimous vote. I think they have 10 days to appeal ...Burger King should absolutely be denied. It has been closed for 18 months. As the rules state, this should not be allowed to open as a Burger King again.

Wish I’d bought that lot for $100k as the current owner did back in 2016. They’re likely doubling that investment (or better) in selling to this developer, with relatively low overhead costs in paying the mortgage and taxes for the past 3.5 years.

Wedge LIVE! covered the NO meeting tonight. Lots of the usual Concerns in the thread, but the most interesting thing to me is that this would be a test case for modular construction, which we still haven't seen an example of since Thor imploded and left the Franklin & Park project in limbo.

This is close enough to my house that I'm excited to see the vacant lot filled in (and I get to watch the modular construction), but far enough (2 blocks) that I'm not personally worried about a 30-unit building with 0 parking. Plus, we park our cars in the garage, like responsible adults.
Kinda bummed that I missed the meeting last night, but I also didn't really plan to go since this is clearly allowed, in terms of built form (3 stories) and 0 parking required. The only variances requested are for reduced front yard setbacks to 42nd St and 32nd Ave, and reduced rear setback to the alley. It would meet the setback requirement to the single-family house to the south. I'm at a point in my life where I have no desire to spend 90 minutes listening to my older neighbors complain about parking, when the building is basically guaranteed to be approved. Why is that something I should spend my time on?

Maybe someone more savvy than me can find out more info... but there's now a dumpster in front of the old Cap's Grille.
The property was staked in 2019, and the buyer (a farm-to-table venture) who bought it in June 2016 (it closed in Feb 2017, with the intent to reopen as a farm-to-table restaurant) is still listed as the owner according to Hennepin County property tax records.
It would see crazy that this would now transform into a new restaurant by that owner, after being shuttered for 3 years! Curious if anyone else can track down info. I wonder if Council Member Johnson knows anything? I don't see any property info on the City's webpage for permits, etc.
