If it was Hyvee, it wouldn't be their first. They have an urban format store in Downtown Des Moines.

18,000 sq. ft. is not very large... for additional context over the Uptown Target. The Highland Park Target is 20k, the Des Moines Hyvee is 38k, the Cub Foods at 46th & Hiawatha is 46k, the Prospect Park Fresh Thyme is 27k, the East Town Trader Joe's is 17k and the Aldi on Lyndale & 26th is 21k. So it would seem a Target or Aldi makes the most logical guess.If it was Hyvee, it wouldn't be their first. They have an urban format store in Downtown Des Moines.
Regardless, a convenient grocery option for this part of the city would be really great.

If I were a North Loop resident, I'd likely have my fingers crossed for a small-format Target. But Aldi would be a slam dunk for getting cheaper groceries into the neighborhood. Right now, the only true grocer is Whole Foods, and if you're at, say, Washington and 8th or 9th, it's a bit of a hike.

The North Loop has been looking for a pharmacy. My bet is it's something with a pharmacy, do the urban format targets and cubs have room for that? Otherwise my bet is on Walgreens or cvs

I bet CVS - they have closed some downtown locations so this might be a beer fit... the location on henn and 12th didn’t do well... too far from losing so they didn’t get the foot traffic...

The North Loop has a pharmacy in the TractorWorks building, unless you mean something more substantial that's connected to retail ala CVS or Target.

North Loop also just got a startup Pharmacy delivery service called "Capsule" that has a storefront right by Runyons

Cool! I guess that's covered then! Some sort of convenience store or small target is much needed. When I worked at the hewing and guests needed a convenience store/pharmacy the closest were on nicollet or across the river in ne. Sooooo this is much needed!

I like the murals as they will be facing the growing square surrounding free house and the nordic. While more retail/restaurant space would be nice in that area a mural is fine. A parking ramp with some apartments wrapped around it is disappointing given how close this is to target station. Also looks like the ice rink is still in play in on top of the other building which is nice.

Thanks for posting the packet. Very surprised they're not going with more units in the hottest submarket in MSP (I'm seeing 32). Pop it up another 3-4 stories to be the same height as Sable, double load the corridor above the parking deck and landscape the top of it. The private rooftops as they are will be pretty sweet.

I guess in 50 years we can cut holes in the ramp for windows and make it more housing.

Pretty certain it's intended to serve the other buildings, based on early reporting.

Good observation. It does look like the levels are even with the apartment, and could be easily converted.I guess in 50 years we can cut holes in the ramp for windows and make it more housing.

CEDARst could be going for a new concept or apartment membership, all the amenities, no unit. I'm assuming this is their model to allow for ice skating?

It could be because the amenities will be available to the residents of their entire portfolio, including buildings not physically connected.
