Glad to hear that downtown density is increasing in cities outside of the Twin Cities. It's not the prettiest building, but it's better than seeing the new HQ being built somewhere like Hermantown or near the Miller Hill mall.

Was to Duluth this week, and was walking downtown wondering where it would be located. From the Superior and 4th It will be on the west edge of the downtown core I believe. There is some great architecture in Duluth, and like the TC they have screwed up the lower façade of some of the great old buildings.

Would love to see those old buildings downtown rehabbed. I believe there has been a start. Would like more business downtown like there is along the harborfront.

I received a response from one of the agents via e-mail that this will have a Fall 2015 or Spring 2016 occupancy. The problem is my question was when construction will start with this project.

What are your thoughts? I try to look at the positive in things, but the parking ramp levels are so distracting for me. It takes away the verticality of the building, making it appear hulking and squat. I guess I am glad that there is a first and second story that are not parking, so there is some sort of street presence. I just wish they could have put some sort of facade of offices on the Superior Street side of the building in front of the ramp to try and break up the horizontal lines of those levels. Overall, I am excited for this project and this is wonderful news for Duluth! I will reserve my judgement until it is finished.

Although I'm disappointed that there is less floors(I always wished that something could be built in Duluth that would surpass the Alworth in height) I like the new design better than the original one. The earlier one is stuck in the late 1980's wheras this one is more with the times. I originally thought that the parking was supposed to be underground. I think that if Atwater was able to lease more space to other companies(Barr engineering was supposed to be another tenant but is moving to Canal Park instead) a taller building may have ben planned. It is still an exciting project for Duluth standards and it, along with the Pier B project, Norshor tower and another expansion to the Duluth Clinic will drastically change the Duluth skyline!
